College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgo v. com/currentplanning March 17, 2009 On Monday, April 6, 2009 beginning promptly at 6:30 p.m. at Blevins Junior High School, 2101 South Taft Hill Road, the City of Fort Collins Current Planning Department will conduct a neighborhood meeting to discuss a development proposal in your neighborhood. The project is currently known as a T-Mobile Wireless Telecommunications Facility at 2140 Valley Forge Avenue. This is a request to add a wireless communications facility on the developed site (former daycare facility) at the northwest corner of South Taft Hill Road and Valley Forge Avenue. The proposed facility would contain a 50 foot high pole, 24 inches (2 feet) in diameter, with antennas in a sheath on the upper 20 feet of the pole. There would be an equipment building (13 feet x 25 feet and 22 feet high) located at the southeast corner of the existing building and the pole would be located on the east side of the existing building. A 6 foot high fence will enclose the equipment building and the pole. The property is in the NC, Neighborhood Commercial Zoning District. Wireless telecommunications facilities are permitted in this District subject to compliance with standards set forth in Section 3.8.13 of the City's Land Use Code. The purpose of this meeting on April 6th is to give all participants the opportunity to ask questions of the applicant and express their concerns in an informal setting. A development proposal was made to the City on March 16, 2009; however, no decisions will result from this neighborhood meeting. The request must complete the City's development review process, ending with a public hearing in front of a Hearing Officer where a decision on the actual project will be made. Affected property owners will be notified by letter of a future public hearing. The applicant and City staff will be present at this neighborhood meeting to introduce the proposal, respond to questions about the proposed development, and to take notes of the meeting. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
