Re: Proposed King Soopers
North College Marketplace
Dear Steve,
As you know we are attempting to secure approvals for a new King Soopers in north Fort Collins. It is my
understanding that you will be discussing the parking lot geometry this evening. I would like to go on
record as approving the layout that has been submitted to us. This layout proposed two way circulation
with 60 degree angled parking stalls. The perpendicular dimensions shown to us indicate an aisle width
of 22 feet flanked by parking stalls 21 feet deep. This yields a parking bay of 64' out to out or, as most
planners prefer, 60' center to center. While this seems to indicate a drive aisle of less than ideal, our
experience would lead me to believe the functional width is very adequate. 1 base my opinion on the
belief that a functional parking stall requires only 18' or 19' and not the 21' required by the City of Fort
Collins.
This proposed layout meets or exceeds many of the centers we have throughout Colorado. I hope
resolution can be reached this evening and we look forward to continuing our quest to secure complete
entitlements.
