College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning On Wednesday, May 13, 2009 beginning promptly at 6:30 p.m. in the Flex Room at Tavelli Elementary School, 1118 Miramont Drive*, the City of Fort Collins Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The applicant is proposing a supermarket -anchored shopping center, to be known as North College Marketplace, at the northeast corner of North College Avenue and East Willox Lane. The potential development site is approximately 18 acres in size and the supermarket building (King Soopers) would be about 123,000 square feet in size. Total building square footage in the center would be about 170,000 square feet (including 6 - 8 smaller building pad sites). The primary access to the site will be from North College Avenue and East Willox Lane. The property is in the CCN - Community Commercial North College Zoning District. After several rounds of development review by City of Fort Collins staff, the applicant/developer is going to the Planning 8r Zoning Board at their May 21, 2009 public hearing for a decision on the shopping center. The purpose of this neighborhood meeting on May 13t' is to inform interested parties about the developer's proposed modification of a pedestrian/bicycle bridge crossing of the Larimer 8r Weld Canal for access to the center from the surrounding neighborhoods. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
