Dear Mr. Olt,
This is to follow up our conversations regarding the upcoming Final Plan, Dev. and Review Mtg. on the
proposed Mega King Soopers for the N.College Market Place.
Many of us who live within sight, but especially sound, of this coming mega store are very concerned with
the 24/7 proposed hours of operation. Can these hours be mitigated to give the neighborhood a rest? We
are dreading the large delivery trucks beeping away as they back to loading docks. This and the sound of
dumpster lids crashing down in the night can travel huge distances on a still night with the windows open.
Will there be restricted hours of delivery? Quiet zones and hours? Are there any protections?
These concerns have been raised before but not answered.

Please see the information provided below from Steve Dush, Current Planning Director, in response to
Ms. Marschke's letter to Mr. Olt regarding her concerns about the new King Soopers at North College
Marketplace:
Thank you for your feedback. I would like to offer the following information to address your questions as
these issues were raised at the Planning and Zoning Board Meeting held on May 21, 2009. 1 see from a
review of the minutes, that members of the public who attended the meeting did not ask the questions that
you have posed.
During the meeting on May 21, the Planning and Zoning board asked the applicant about the loading
dock, the compatibility with the neighborhood, and if beepers would be going off 24 hours a day. The
applicant indicated that the proposed store will have a trash compactor so it would not be a banging lid
that might be irritating to neighbors. Additionally, the applicant stated that the store they built in Loveland
is about 100 feet away from a residential neighborhood, and they have not had any complaints. The
Planning and Zoning Board also asked the applicant about noise and lights in the middle of the night. The
applicant stated that the lights would not spill off of their property. A question was also raised about quiet
zones; currently, the City does not have any quiet zones but we do have regulations relating to noise and
nuisance violations, which offer protections. After discussion, the Planning and Zoning Board
recommended to approve the application without any conditions related to limiting hours of operation or
restricting deliveries.
In staffs analysis, the nearest residential development is approximately 275 feet from the loading and
dumpster areas and is elevated approximately 12-14 feet from the site. The project site plan identifies two
decorative masonry screen walls for the trucks and trash dumpster that are approximately 14 feet tall and
when combined with the approximate 275 foot separation to the nearest residential development, will
further mitigate sight and sounds that may emanate from the site. Additionally, the landscaping will also
provide additional sound and visual mitigation.

Hi Darin,
I was copied on this email. Could I get more info about what measures the City will be taking to ensure
that residents aren't impacted by the noise and traffic associated with the new King Soopers?
