College Avenue PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning September 26, 2011 On Tuesday, October 11, 2011, at 4:30 p.m. (or as soon thereafter as possible), in the Current Planning conference room at 281 North College Avenue*, Fort Collins, CO., the City of Fort Collins Hearing Officer will conduct an administrative public hearing to consider a development proposal in your neighborhood. The proposal is known as the Subdivision Plat for Rigden Farm 16th Filing, Project Development. Plan. The request is to plat 2.0 acres into 2 separate lots for the purpose of preparing for future development on the property. Lot 1 would be 1.0 acre in size and Lot 2 would be 1.0 acre in size. This proposed project is located at the southeast corner of East Drake Road and Illinois Drive in the Rigden Farm mixed -use development. Iowa Drive forms the east boundary and Limon Drive forms the south boundary to the property. The property is zoned NC, Neighborhood Commercial in the City's Land Use Code. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
