I wanted to follow up on a few things for the proposed Ridgewood Hills Residential
Project for Hendricks Communities.
Can you tell me if a Traffic Study will be required for this project?
Also, I wanted to make sure you received the information needed from Sharon Spencer
for our Neighborhood Meeting? Please let me know should you need additional
information from me.

We have submitted a Preliminary Site Plan to the Community Development Department for
Conceptual Review and have received comments in return. We are now in the process of setting
up our Neighborhood Meeting.
Steve Olt, our planner, recommended that I contact you regarding a traffic study for our site at
the intersection of Triangle Drive and Avondale Road. What information can I provide to you
so that you can help us to determine if a Traffic Study is needed for this development and if so,
what information will be required of the study?

Shannon,
We did receive the necessary Affected Property Owners list from APO Colorado.
Regarding a Traffic Study, one is required as part of your Project Development Plan submittal
unless waived by the traffic engineer. Please contact Joe Olson, the City's Traffic Engineer, who
will determine if one is needed and what would have to be in the study. Joe can be reached at
970-224-6062 or jolson@fcgov.com.
Now we need to find an acceptable date, time, and place for a neighborhood meeting.

Hi Shannon,
I need to know the basics of what is being planned. Is it all residential or will it be mixed use? If
resi, how many single and multi -family units. If retail, commercial, etc. what type of use and the s.£
for each use. Also, what streets border the project and how many accesses are planned to those
streets.
With this info I can estimate the tiip generation'and that will tell me if you'll need a TIS.
