College Avenue PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning On Monday, September 20, 2010 beginning promptly at 6:30 p.m. and ending at 8:00 p.m. at Coyote Ridge Elementary School*, 7115 Avondale Road, the City of Fort Collins Planning Department will host and conduct a neighborhood meeting to discuss a development proposal in your area. The proposed multi -family project (partially or all affordable units) consists of a plan for development of 2 parcels, each approximately 5 acres in size. The applicants are proposing a total of 176 dwelling units (in 9 buildings) on Tracts'N' and Tract'T' of Ridgewood Hills, Third Filing. The properties are located on both sides of Avondale Road (future extension to the southeast) at Triangle Drive. Access to the sites will be from Avondale Road and Triangle Drive. A "vicinity map" generally identifying and locating the proposed project sites is attached. The actual site layouts will be presented at the neighborhood meeting. The property is in the LMN, Low Density Mixed -Use Neighborhood and MMN, Medium Density Mixed -Use Neighborhood Zoning Districts. The purpose of this meeting on September 20th is to give all participants the opportunity to ask questions of the applicants and provide input in an informal setting. This is an information sharing meeting only and no official City decision will result from this meeting. A `formal' development request has not yet been submitted to the City for review; therefore, access to technical information may be limited at this time. A development request, when made, must comply with the requirements and standards as set forth in the City's Land Use Code. Representatives for the applicant will be present to discuss their proposal. City representatives will be present to respond to questions about the proposed development. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
