Hello Steve,
Thank you again for allowing us to sit in on the staff review yesterday morning. We appreciate being involved in
the process.
1 want to let you know that at this point we are not trying to block the project in any way. We have been
extremely pleased with the work that your staff has done, as well as the major changes that the developer has
made.
However, we as residents still have some major concerns in the area of traffic. Again, we want to know how
best to work with the city to make our neighborhood the best it can be, and we need your help to know who to
meet with, and when. We have a big problem with the city accepting the plans as is, with no apparent "plan" in
place for the current and projected traffic issues.
1. It has been stated in the traffic study done by Delich and Associates, that the current and projected
traffic counts are well over the Larimer County street standards limit, however they estimate that 30%
of traffic can flow down Avondale once that has been extended, relieving much of the congestion. BUT,
P&Z has told us that there are NO plans in place to extend Avondale. What can be done about this to fix
this inconsistency?
2. Both traffic studies done for this project state that "the city needs to investigate if the warrants could
be met for a traffic signal to be placed at 287 and Triangle". Who in the city can work with us and CDOT
to get this taken care of? This is currently a very dangerous intersection, and it is unacceptable to "wash
your hands of it" just because it doesn't fall under your jurisdiction.
3. In regards to the intersection mentioned above, it is currently classified as a "commercial corridor", and
therefore the high volume that passes through there is not of concern to the city. How can we go about
getting that changed to a "residential corridor"? The only traffic that passes through that intersection is
residential, not commercial in any way! Just because it is located on a state highway does not mean it is
commercial.
4. Due to the higher volume of traffic once this project is completed, the residents would like the city to
show us some tangible proof that we can have communications regarding paid crossing guards
(currently we have NONE), and the possibility of reducing the speed limit in front of the school. Our
HOA is currently working to poll residents to show that a majority is in favor of traffic calming measures,
but we need the city to show us the best way to proceed in this matter.
Steve, would you please forward this on to anyone that needs to get this information? We would like to
dialogue with those who can help us sort out some of our concerns before the hearing.

Thanks for copying me on this meeting announcement.
I support your efforts to improve the PDP from traffic operations in Ridgewood Hills.
After talking with the City Attorney, I feel it is important not disqualify myself on any matters involving the
Ridgewood Hills neighborhood if any appeal comes to next Council.
I want to give this neighborhood my full support on the next Council, if reelected. As such, I will not attend this
particular meeting.
I have talked with Joy and explained the situation.
