Sherwood Street Owners: David & Alyce McElhoes The current property is located in the NCB -Neighborhood Conservation Buffer Zone district which is intended for areas that are a transition between residential neighborhoods and more intensive commercial -use areas or high traffic zones that have been given this designation in accordance with an adopted subarea plan. The residential uses for this area include, but are not limited to multi -family dwellings up to four (4) units per building, provided that no structural additions or exterior alterations area made to the existing building, or the dwellings are constructed on a vacant lot or parcel which did not contain a structure on October 25, 1991. There is an existing single family home with a detached garage on the parcel and an additional attached duplex is being proposed to be added to the rear of the existing structure. No change in the existing structure or garage is proposed. The attached greenhouse on the rear of the garage will be removed. Total size of the added unit will be 2258 square feet (1056 sgft in each unit, plus a foyer with 146 sgft ), and each unit will have 4 bedrooms, 2 baths and a common living/kitchen area. The duplex will be attached to the existing structure by an enclosed foyer that has a common laundry facility for the new units. There are no variances being asked for in this project and the properties on either side of this parcel already contain a single family home as well as an added DETACHED 4 bedroom duplex on the rear of each property, This proposed duplex will be smaller in size than the adjoining properties, and will be attached to the existing structure, which will allow for there to be a large sized backyard to the dwelling. The addition will be within the required setbacks allowing appropriated buffering on the sides and in the rear of the unit. Further, drainage from the addition will not flow onto adjoin properties, but will be directed to the alley and to the front curb and gutter of S. Sherwood Street. Trees line the entire rear and sides of the property. All of those trees will remain (as approved by environmental planning) except for 2-3 of them that will be removed for the parking spaces off the alley.
