The current property is located in the NCB -Neighborhood Conservation Buffer Zone district which is
intended for areas that are a transition between residential neighborhoods and more intensive
commercial -use areas or high traffic zones that have been given this designation in accordance with an
adopted subarea plan. The permitted residential uses for this area (addressed in 4.9(2)(a)(3) of -the LUC)
include multi -family dwellings up to four (4) units which propose structural additions or exterior
alterations to the existing building, or the dwellings are to be constructed on a lot or parcel which
contained a structure on October 25, 1991, provided that such multi -family dwelling is located within a
street -fronting principal building.
There is an existing single family home with a detached garage on the parcel and two additional
attached units are being proposed to be added to the rear of the existing structure, making this a triplex.
No change in the existing structure or garage is proposed. The attached greenhouse on the rear of the
garage will be removed. Total size of the added unit will be 2262 square feet (1012 sqft in each unit, plus
a foyer with 238 sgft), and each unit will have 3 bedrooms, 2 baths and a common living/kitchen area.
The two unit addition will be attached to the existing structure by an enclosed foyer that has a common
laundry facility for the new units.
There are no variances being asked for in this project and the properties on either side of this parcel
already contain a single family home as well as an added DETACHED 4 bedroom units on the rear of each
property. This proposed addition will be smaller in size than the adjoining properties, and will be
attached to the existing structure, which will allow for there to be a large sized backyard to the dwelling.
The addition will be within the required setbacks allowing appropriate buffering on the sides and in the
rear of the unit. Further, drainage from the addition will not flow onto adjoin properties, but will be
directed to the alley and to the front curb and gutter of S. Sherwood Street. Trees line the entire rear
and sides of the property. All of those trees will remain (as approved by environmental planning) except
for 3 of them, which will be removed for the parking spaces off the alley. This addition is in keeping with
adjoining properties and those in this NCB district.
