The sprinkler system will need to be an R13 and the water tap must be in a separate accessible room from the exterior. Let me know if you have questions about this. If my assumption is correct then, the sprinkler system is a 13K The building can be served with a single tap provided the water pressures and flow rates of the tri-plex w/sprinkler can be achieved. The riser for the water tap must be in a separate room accessible from the exterior and not within one of the units. So says Mike 6/30/2011
