this now becomes a tri-plex or multi -family. While this property is located in
Transit -oriented development (TOD) overlay zone and minimum parking standards will not
apply it is suggested that you provide more than the 4 spaces you are proposing. It
appears that an additional two (2) spaces could be added along the alley where you're
proposing three (3) spaces for a total of five (5) spaces along the alley. One additional space
has been added to the rear parking lot, in addition to the one in the front (total of 5 spaces).
It is our desire to not add any more in the rear due to the buffer trees that we would like to keep
on the south edge of the property.

jurisdiction and the Fire Department. Hydrant spacing and water flow must meet

Address numerals shall be visible from the street fronting the property, and posted with a
minimum six-inch high numerals on a contrasting background. (Bronze numerals on
brown brick are not acceptable). If the numerals are mounted on a side of the building
other than the side off of which it is addressed, the street name is required to be posted
along with the numerals.
NOTE: Because the back units are set back from the street, PFA will require not only
address numerals and unit addressing, but also a monument -type sign on the east (front)
side of the structure, showing that there are three units. This is similar to what PFA

typically scheduled after the Conceptual Review meeting. Applicants of new commercial

notes, installation of a new pad type electric transformer near the N.W. corner of the lot will

the owner. All costs for this construction, plus electric development charges will apply.
Due to the existing trees, the owner may be required to provide at least a portion of the

applicant, they have referred to this project as a "duplex." Two units are being added to an
existing single-family structure, making this a TRlplex, not a duplex. As a triplex, this
becomes an R occupancy under both the International Fire Code and International Building
Code. An automatic sprinkler system installed in occupancies in accordance with Section
903.3 shall be provided throughout all buildings with a Group R (Residential) fire area.

each unit to 3 bedrooms. If you add square footage to get the 4 bedrooms per unit, you
will also need to comply with Section 3.816(E) Increasing the Occupancy Limit - this
requires mutli-family dwellings to provide "additional open space, recreational areas,
parking areas and public facilities as are necessary to adequately serve the occupants of
the development and to protect the adjacent neighborhood." Acknowledged as 3 bedroom

- Say what is happening to the trees in the parking area on the existing plan, then don't
show them there on the proposed landscape plan. (removed, relocated, to where, etc)
Temporary drainage silt fence and hay/straw barrier is not necessary on plans. Maybe
on building permit plans, but not these.
- I would prefer to see existing trees be of a lighter line weight and proposed to be darker
so I can tell what is proposed vs existing.
- There is a oval shaped something, 12' callout and a tree to the west of the garage, this is
not on the site plan, what is this? Add to the site plan if this is a patio or something.
- You have called out "no irrigation" on the lot, this may not be allowed. Typically at building
permit, irrigation plans are submitted for review. I have contacted Water Conservation to
see if this does not apply in all cases. I'll get you an answer as soon as I hear from them.

06/21/2011 Prior to submittal the applicant thought that they had approval from building
and fire to refer to this as a duplex, planning staff stated that this was not the case for
planning documentation, but if others were ok using this terminology for other purposes
planning staff could not say how others would review the project. In staff discussion since
submittal, that is not the case. For all purposes, this project shall be referred to as a
tri-plex not duplex addition on rear of lot, which would not be a premitted use in this zone
district. Please revise all documents to reflect this.
