Dear Stan:
I have updated the McClelland's Creek Traffic Study based on your current plan. The
previous study was prepared in January, 2003. At that time, the development was
known as the Staley property. The update is consistent with the City's (Ward Stanford)
request for updated analyses for this development. Ward specifically asked if an
eastbound right -turn deceleration lane on Kechter Road at Northern Lights Drive will be
needed in the future. This and other key issues are assessed and documented in the
following sections of this letter.
CURRENT DEVELOPMENT PLAN
The current development plan will be built in two phases. Phase I represents the west
side of the site and will have 61 single family residences and 12 patio homes. Access
will be provided by extending Northern Lights Drive to the south of Kechter Road.
Supplemental emergency access is planned to the east of Northern Lights Drive. It is
anticipated that Phase I will be completed in 2012.
