Re: McClelland's Creek Third Filing — Planning Objectives
The proposed major amendment of McClelland's Creek Second Filing is intended to adjust the
lot sizes to better reflect the present market for new homes. These adjustments will result in an
additional 21 lots, diversify the product mix in the subdivision, and improve the overall
affordability of the neighborhood.
No changes have been made to the sewer and water infrastructure except for the additional
services to the new lots. The internal street network and storm water elements have not been
changed. The external roads, Kechter and Strauss Cabin, have been slightly revised based on the
updated traffic analysis, a copy of which is attached. The landscaping and site plans have been
modified to add neighborhood playground areas, a community garden, and low water
consumption landscape elements.
