Thank you for these plans. They are helpful and will be included as part of my Staff Report package to the
hearing officer.
Regarding the landscape buffer issue that was brought up at your neighborhood meeting, it does appear that the
property between McClelland's Creek Third Filing and Fossil Lake Ranch is now owned by the City of Fort
Collins. That was Outlot D (McClelland's Creek) on the McClelland's Creek PD/PLD Second Filing development
plans. I would agree that those homeowners would have to work with the City for potential landscaping in the
McClelland's Creek drainageway; however, I am happy to hear that you are open to considering
some landscaping design criteria through your architectural control guidelines. Would this include trees on
private lots or is there an area outside of the lots, on your property, that could include some trees?
I agree that some of the Fossil Creek Ranch homeowners will probably attend the public hearing next
Wednesday evening.

Steve, attached are three plans showing the re -plat of McClelland's Creek. The first shows the second and third
filings so one can visualize how minor the changes really are. The other shows the changed lot lines with the
original lines in orange and the new lines in blue. The last plan is a colored plan for easier viewing.
We had a neighborhood meeting last night in Fossil Lake Ranch and used these plans in the discussion. They
seemed to help answer the questions nicely. The issues we heard were traffic (surprise) and landscape
buffering between our lots and the existing homes which are hundreds of feet away and across the draw. It
reminded me of Lemay Ave. Estates. Our response on the traffic was that it was done scientifically and we
were following the rules of the City. The landscaping of the draw was requested but I told them that is City
owned land and a natural area and storm drainage flood plain. They would have to deal with the City to
address landscaping in the draw. We might be able to work out some landscaping design criteria through the
architectural control guidelines but that isn't something the City should be involved in. Anyway, l expect they
will come to the hearing to express their concerns. If you want to use the plans attached for your presentation
feel free to do so.
