College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning October 21, 2011 The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, November 3, 2011, at 6:00 p.m., in the Council Chambers', City Hall West, 300 LaPorte Avenue, will hold a public hearing on proposed zoning for a property in your neighborhood. The property is currently in Larimer County; however, it is in the process of being annexed into the City of Fort Collins. This is a request to zone 3.13 acres located east of Ziegler Road and south of East Horsetooth Road. The property is Lot 3 of the Strobel M.R.D. and is addressed as 3256 Nite Court, which is at the east end of Charlie Lane (see Vicinity Map on reverse side). The property is developed and currently is in the FAl - Farming District in Larimer County. The requested zoning is UE - Urban Estate, which is in conformance with the City of Fort Collins Structure Plan. The surrounding properties are currently zoned FA1 - Farming in the Larimer County to the north, east and south; and, UE - Urban Estate in the City to the west. The list of affected property owners for this public meeting is derived from official records of. the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
