Staff has reviewed your submittal for DECHAIRO SUBDIVISION (1205
WEST PLUM STREET) - FINAL PLANS, and we offer the following
comments:

[5/25/07] Megan Harrity of the Larimer County Assessor's Office
indicated that the owners of the property took title as Roger R. and Kay E.
Dechario (Reception #2002079205, dated July 26, 2002). A copy of the
recorded Warranty Deed is attached to this letter. She suggests two options
to correct the discrepancy in the spelling of the last name:
a. Prepare and record a correction deed so that the property is in the
correct name (Dechairo).
b. Sign the plat with both spellings (Dechairo & Dechario), noting correct
spelling for title purposes.

1. Boundary and legal description close.
2. The note on the subdivision plat about Right -Of -Way (ROW) dedication
for Plum Street ... annexation maps in the City of Fort Collins do not
dedicate ROW. We still do not know how the south 10' of Plum Street
ROW was dedicated.
