TRIP GENERATION Trip generation is important in considering the impact of a development on the existing and proposed street system. Trip Generation, 6t° Edition, ITE was used to forecast trips that would be generated at the Interchange Business Park. A trip is defined as a one way vehicle movement from origin to destination. The Regional Transportation Plan for the North Front Range Area has goals aimed at reducing single -occupant vehicles. However, for a conservative analysis, no trip reductions were assumed as part of this traffic study. However, passby traffic related to the C- store/gas use was considered. Trip generation for the Interchange Business Park is shown in Table 2. At full build out, the Interchange Business Park is expected to generate 7310 daily trip ends, 485 morning peak hour trip ends, and 650 afternoon peak hour trip ends. The site plan showing the existing warehouse and expansion (shaded) is provided in Appendix B. Using Trip Generation. a Edition, ITE as the reference document (Code 150, Warehousing), the proposed Otter Box Warehouse expansion is forecasted to generate 180 daily trip ends, 15 morning peak hour trip ends, and 16 afternoon peak hour trip ends. The difference between the trip generation for the Otter Box Warehouse expansion and the business park land use in the cited TIS is as follows: 156 less daily trip ends, 23 less morning peak hour trip ends, and 19 less afternoon peak hour trip ends. The relative decrease in trip generation for the entire Interchange Business Park is: daily — 2.1 %, morning peak hour — 4.7%, and afternoon peak hour — 2.9%. From the foregoing trip generation analyses, it is concluded that the daily and peak hour trip generation will be lower than that used in the cited TIS. Joe Olson, Fort Collins Traffic Engineer Gloria Hice-Idler, CDOT — Region 4 FROM: Matt Delich DATE: July 13, 2010 SUBJECT: Otter Box Warehouse Traffic Impact Study — Trip generation comparison for the Otter Box Warehouse (File: 1030ME01) This memorandum provides a trip generation analysis pertaining to the expansion of the Otter Box Warehouse in Parcels A and B within the Interchange Business Park in the southeast quadrant of the SH14/SE Frontage Road in Fort Collins. The scope of this exercise was discussed with Joe Olson, Fort Collins Traffic Engineer. Reference will be made to the "Interchange Business Park Traffic Impact Study," (TIS) March 2000. Reference will also be made to the lot. numbering system from the cited TIS, which is shown on the site plan provided in Appendix A. The existing Otter Box Warehouse is on Lots 8 & 9 of the Interchange Business Park and is 31,338 square feet of warehouse land use. It is important to note that the lot numbers have changed since the cited TIS was submitted. Lots 8, 9 & 10 from the cited TIS are now labeled as Lots 9, 10 & 11 on graphics from other members of the consultant team. However, for this trip generation comparison, we will continue to refer to the former lot numbering system. The proposed Otter Box Warehouse expansion will be on Lots 9 and 10. The entire Otter Box Warehouse facility will occupy Lots 8, 9 & 10, as shown in Appendix A. In the cited TIS, these lots (Lots 8, 9 & 10) were analyzed as having a business park land use. The trip generation table for the Interchange Business Park is also provided in Appendix A. As stated earlier, the existing Otter Box Warehouse is on Lots 8 & 9 (1/ of Lot 9) of the Interchange Business Park. The Otter Box Warehouse expansion will be built on the other half of Lot 9 and on Lot 10. Therefore, the change in trip generation would be for 1'/z lots. The previously analyzed land use on this land area was forecasted to generate 336 daily trip ends, 38 morning peak hour trip ends, and 35 afternoon peak hour trip ends. The entire Interchange Business Park, as analyzed in the cited TIS, was forecasted to generate 7310 daily trip ends, 485 morning peak hour trip ends, and 650 afternoon peak hour trip ends. ,n
