Dear Property Owner / Resident:
On Monday, February 4, 2008, at 3:30 p.m. in Conference Rooms B & C at 281
North College Avenue*, Fort Collins, CO., the City of Fort Collins Hearing Officer
will conduct an Administrative Public Hearing to consider a development
proposal in your neighborhood. A decision on the proposal will result from
this public hearing. Please access the building by the door on North College
Avenue at the east end of the, building.
This is a commercial project known as the Tolmar Subdivision - Project
Development Plan (File #38-07). The request is only for a replat of Lots 1 and 2.
Atrix Laboratories and will result in only one (1) lot for the entire property. There
is an existing building on the property, being 64,700 square feet in size. The
applicant is intending to put a 2-story, 23,000 square office addition on the north
end of the building and a 1-story, 11,500 square foot warehouse addition on the
west side of the building. The 2 additions are being reviewed through the City's
Minor Amendment process, separate from this subdivision process.
This subdivision replat and proposed building expansion project is located at the
southeast corner of Centre Avenue and Worthington Avenue in the Centre for
Advanced Technology. Existing / proposed access to the site is from Centre
Avenue and Worthington Avenue. The property is zoned E, Employment.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
