As such, re-routing of the fire line will likely be needed prior to the building expansion to the north in Phase 3. Revise the utility plans with the existing alignment and a proposed method of re-routing. , [12/26/07] Provide a blow-up of the area where the proposed re-route of the fire line and domestic water service is shown. It appears that the re- routes (particularly the fire line) are much too close to the proposed building addition on the north side of the building. Be sure and return all red -lined plans when you submit for Final Compliance review after the public hearing scheduled for February 4, 2008, at 3:30 p.m., 281 North College Avenue. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at 221-6341. Yours Truly, ANevet, City's Project Planner cc: Susan Joy W.P. Carey and Co., LLC Planning & Zoning file #38-07 Page 3 background in those places. The color phasing lines are great (!) but unfortunately it's not allowed per Appendix E6. You may substitute the 3 lines of color with just one black and white line separating the phases. The labeling you have shown addressing the overlapped phasing is perfect! Thanks again. That's great you thought of them but they only need to remain if located outside of public right of way. Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Stormwater Number: 42 Created: 1 / 22 / 2008 [ 1 / 22 / 08] The storm line along the south end of the building should have a 10 foot clearance from the building, please adjust. Please show on the landscape plan the existing extension of the storm sewer from the last manhole to the detention pond. See red -lines on Sheets 7 and 10. [12/24/071 Sidewalk connectivity for pedestrian access must be provided with each phase. You can do this with the ultimate concrete walk OR with temp asphalt connections to be removed and replaced with concrete in subsequent phases. Number: 41 Created: 1 / 18/2008 [1/ 18/08] We'll need a Final Compliance round and associated TDRF fees for this project but I doubt there will not be many "final" comments generated with it. This was an excellent submittal and I appreciate everyone's willingness to go the extra mile in coordinating the two processes. Your hard work will pay off with an extremely quick Final to mylars. Thank you! Topic: Plat Number: 37 Created: 1 / 18/2008 [1/18/081 Final Compliance: The plat language needs to be updated. Please e-mail me at siov(@fcgov.com and I'll send you the current language. In addition to minor changes in the Statement of Ownership, we have removed all caps from the paragraphs. Topic: Site/Landscape Plans Number: 38 Created: 1 / 18/2008 [1/ 18/08] Beautiful job coordinating the phasing with the utility plans. Thank you very much! The only comment I will have in Final Compliance is that a few scanning issues need to be addressed and that's pretty much it. I highlighted the line over text problem areas so you can block out the Page 1
