be finalized before condition is removed."
The Final Plans for the replat of the property (subdivision replat and utility
plans) are now in the request for mylars and recording stages of City review.
An amended Development Agreement (administered by the Engineering
Department) is a part of this Final Plan review and approval. The subdivision
plat as submitted with the Final Plans package includes the Existing New
Mercer Ditch Easement (as labeled on the plat). This satisfies the condition
placed on the Project Development Plan approval.

To Whom It May Concern:
This letter is with regards to the Tolmar Subdivision and Building/Parking Lot
Expansion (701 Centre Avenue), Project Development Plan/Final Plan and
Minor Amendment. The property, being part of the Centre for Advanced
Technology and located on the north side of West Drake Road between South
College Avenue and South Shields Street, is in the E - Employment Zoning District
in the City of Fort Collins, Colorado.
The Project Development Plan, as submitted, includes a subdivision replat
of the property (from 2 lots to 1 lot) and utility plans. It has gone through the
City's standard development review process and was approved by an
authorized Hearing Officer on February 5, 2008, with one condition:
"The Applicant shall revise the subdivision plat to reflect the existing
New Mercer ditch easement prior to plat map recordation."
This condition of approval has been adequately satisfied with the final
subdivision plat as submitted. However, the Final Plans (and plat) have not
yet been recorded.
• The Minor Amendment, as submitted, includes a Site Plan, Landscape Plan,
Building Elevations, and Lighting Plan. It has been through the standard
development review process and has been approved, with conditional
approval from the City's Transportation Planning, Light & Power, and
Stormwater departments, as follows:
Transportation Planning: "Per Ward Stanford: The development
proposes shift work that starts and ends outside of normal rush hours.
Their work shifts should maintain that characteristic. If that should
change to be within rush hours, they would be required to submit a
new TIS and be responsible for any future mitigation needed."
Light & Power: "Once the power requirements are known, please
contact Light & Power Engineering at 221-6700 to coordinate work
and electric charges."
