Revise the utility plans with the existing alignment and a proposed method of re-routing. [12/26/07] Provide a blow-up of the area where the proposed re-route of the fire line and domestic water service is shown. It appears that the re- routes (particularly the fire line) are much too close to the proposed building addition on the north side of the building. Number: 47 Created: 3/25/2008 904, [3/25/08] Revise note, etc. where fire hydrant is being re -located as shown on the redlined plans. Show existing location of the hydrant. Include the fire hydrant standard detail. At the meeting on March 26th between City staff and the applicant it was determined that staff will be ready to accept mylars of the subdivision plat (3 sets) and utility plans (1 set + 1 set of prints) after the issues stated in this comment letter are sufficiently addressed. Specifically, comments from Engineering, Stormwater, and Water/Wastewater need to be addressed. Please be sure and return all red -lined plans when you submit mylars. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at 221-6341. Please address in report how this was handled in the original report. Please fill out the erosion control schedule. Topic: Drainage report Number: 48 Created: 3/25/2008 PORC [3/25/08] Please provide a reference for the original drainage report for the Atrix Labs site in the addendum. Explain how water quality is being addressed with the proposed addition. Does the pond have a water quality outlet structure and was it designed to handle this addition? Please add a discussion in the addendum. Please provide an erosion control cost estimate for each phase of construction. Topic: Utility Plans Number: 49 Created: 3 / 25 / 2008 [3/25/08] Please add maintenance notes to the pipe profile sheets stating Ylie that the owner shall be responsible for maintaining the storm sewers on this site. A note should also be added stating that all storm sewer construction shall be inspected by the City. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Water/Wastewater Number: 25 Created: 12 / 26/ 2007 [3/25/081 The re-route shown on the plans to too close to the UG electric. If moved south to provide separation, the re-route is too close to the building excavation, and the integrity of the thrust block at the 45-degree bend is jeopardized. Has consideration been given to starting the re-route in the street north of the curb and gutter? [ 1 / 22 / 08] The alignment of the fire line has been checked in the field and extends onto the site perpendicular to the water main in the street. As such, re-routing of the fire line will likely be needed prior to the building Page 3 Topic: Site/Landscape Plans Number: 38 Created: 1 / 18/ 2008 [3/24/081 The Site/Landscape plans received with this submittal are not showing any phasing this time? As long as they show phasing as shown in the Minor Amendment submittal, we're good to go. [1/ 18/08] Beautiful job coordinating the phasing with the utility plans. Thank you very much! The only comment I will have in Final Compliance is that a few scanning issues need to be addressed and that's pretty much it. I highlighted the line over text problem areas so you can block out the background in those places. The colored phasing lines are great(!) but unfortunately they're not allowed, per Appendix E6. You may substitute the 3 lines of color with just one black and white line separating the phases. The labeling you have shown addressing the overlapped phasing is perfect! Thanks again. Topic: Utility - Detail Sheets pe Number: 16 Created: 12 / 24 / 2007 [3 / 24 / 08] Thank you for adding the details. I hate to be "picky" but the entire 1602 detail has to be on the sheet, not just a portion of it. I'm sorry. [ 1 / 18 / 08] Final Compliance: Please provide 701 and 1602. [12/24/07] Please add 701, 1601, 1602, 1603, 1606a, 1607. Topic: Utility - General Number: 40 Created: 1 / 18 / 2008 [3/24/081 Only two minor places that need "tweaking" before going to (%Ong mylars. I tabbed the sheets with a post -it note and highlighted them in pink so you can easily find them. [1/ 18/08] I've highlighted in pink a few scanning issues that will need to be addressed in Final Compliance prior to going to mylars. Great job with the plans!
