[8/14/07] Clearly show, dimension and label on the Utility Plan sheet all new and reconstructed curb and gutter to be installed on Maple and Meldrum. Show the approximate limits of street cuts needed for all work in the existing street (i.e. curb and gutter, driveways, utility service connections etc... ). Add the standard street cut note to the plans. Number: 11 Created: 8/14/2007 [9/13/07] Please show the westerly side of the driveway intersection to be constructed at 90 degrees with the street. This will narrow the driveway slightly but it is still adequate for alley access. The easterly side can remain skewed to avoid relocation of the vaults. [8/14/07] The alley intersection driveway will need to be reconstructed per LCUASS Drawing 803 provided. A few things to be noted regarding this standard intersection design: Pedestrian ramps are required on both sides of the driveway. No more than 0.5 cfs for the Design 2 year storm may drain over the sidewalk (alley flows and detention area flows combined). No part of the building structure may encroach into the ROW dedicated at the corner for sight distance. The driveway shall intersect Maple Street at 90 degrees with radius comers on both sides. If you are proposing a single point pipe discharge to the alley then you will need to install a standard concrete pan in the alley to convey the concentrated flows to the gutter pan on the east side of the alley. See redlines for clarification. [8/14/07] Please remove the deck from the grading plan and show the proposed outfall concrete drainage channel between the buildings to the alley. Number: 51 Created: 9/13/2007 [9/13/07] Based on the Maple Street sidewalk cross sections provided, it will be necessary to widen the sidewalk to a min. of 8 feet wide adjacent to the retaining walls. If desired, you may taper the walks or maintain 8 feet in width continuously. A flat landing mid way is also required where the sidewalks slope at 5 percent adjacent to the retaining walls to be A.D.A compliant. Please see the redlines for clarification. Provide adequate spot elevations to show mid way flat landing areas. Page 3 [8/14/07] Please dimension alley, drive aisles, setbacks, buildings, sidewalks and walkways. [8/14/07) You are correct that in the Downtown Civic Center Subdistrict the maximum building height is 45 feet, however, there is a general standard that applies to buildings city- wide over 40 feet, which requires a special height review. The Review Standards are located in Section 3.5.1 (G). There are a few additional submittal items that are required too including a shadow study, a visual analysis and a written analysis. These must be reviewed prior to your administrative hearing. Number: 30 Created: 8/14/2007 [9/19/07) I'm still not convinced about the north elevation. It is somewhat hard to glean the design given that the software you use is primarily modeling software but I'd like to discuss this some more or perhaps see some perspectives of this side. [8/14/07] 1 have a number of concerns about the architectural detailing and materials on the elevations. Please see redlines. A few small comments: please label the fixtures' cut sheets with the fixture name (WP1,2, P1, RR1) for easier reference; add a cut sheet for P1, adjust LLF to 1.0, use a house side shield, adjust light level or adjust fixture placement to reduce or preferably eliminate light spill onto neighbor to north's property. A couple other minor comments on redlines. Please return redlines with next submittal.
