Department: PFA Issue Contact: Carle Dann Topic: Fire Number: 92 Created: 1/4/2008 [1/4/08] ADDRESSING: Per my discussion with Justin from JCL, we will meet with Anne Aspen, Tim Varrone and Bonnie Ham to discuss and decide on how to address the site. Department: Transportation Planning Issue Contact: Denise Weston Topic: General Number: 90 Created: 1 /2/2008 [1/2/08] Recommend internal bike racks for residential units. Department: Stormwater-Water-Wastewater Issue Contact: Wes Lamarque Topic: F/oodplaln Comments Number: 88 Created: 1/2/2008 [1/2/08] 1. Site Plan — The floodplain and floodway lines are not in the correct location. Please review and revise. — REPEAT 2. The previous plans showed a dividing line between units A/B and the lobby. This was to show that these are distinct buildings that are not connected on the lower floor. It is important to have this distinction so that the requirement to elevate the floor level for floodplain purposes only applies to Unit A/B. Please re -add these lines and make notes about this issue on the plans. 3. Please describe in drainage report how the no -rise issue is being addressed in the floodway. - REPEAT 4. Drainage Report — Appendix A — The no -rise floodplain information needs to be updated with the cross -sections and calculations that were provided to us via e-mail in October. Page 3 Topic: Overall Site Plan Number: 100 Created: 1/9/2008 [1/9/08] The software that you use is really challenging for us to decipher since it is model - based. Please use a heavier line to indicate any steps or walls along the streetscape vs. just pavement scoring. Number: 101 Created: 1/9/2008 [1/9/08] The easternmost bike racks do not appear to be on a paved surface. Bike racks must be mounted securely on a paved surface and there must be sufficient paving around the rack for bike access. Number: 102 Created: 1/9/2008 [1/9/08] The driveway from the alley does not meet minimum width requirements. Do you need the sidewalk on the south side of the drive aisle? Perhaps it can be eliminated? Number: 103 Created: 1/9/2008 [1/9/08] 1 still have concerns about the westernmost parking space. If the lot is full, how will that car back and turn to get out? Will it have to back all the way out? Number: 104 Created: 1/9/2008 [1/9/08] Please don't show landscaping on the site plan. Topic: Elevations Number: 105 Created: 1/9/2008 [1/9/08] The north elevation of the Meldrum fronting building must have materials and design consistent with the front. See Section 3.5.3 (D)(3). Topic: Landscape plan Number: 106 Created: 1/9/2008 [1/9/08] All of the trees to be planted are shown having a circumference of 4-10 feet. This is unrealistic. Especially in the courtyard, please show them with reasonably -sized canopies. There will likely be a conflict with the balcony overhang on the south side of the courtyard. You may need to locate that tree further to the north for it to fit. Number: 107 Created: 1/9/2008 [1/9/08] Show the deck overhang on this page not the site plan. Topic: Lighting Plan Number: 108 Created: 1/9/2008 [1/9/08] The lighting plan looks great. Thanks for all the work you did on that. Topic: Plat Number: 109 Created: 1/9/2008 [1/9/08] The plat looks fine from a planning perspective. Department: Engineering Issue Contact: Randy Maizland Topic: Engineering Number: 81 Created: 12/31/2007 [12/31/07] A hand rail or seat wall is needed at the corner of Maple and Meldrum. The single step will create a tripping hazard at this location. Please clearly show this on the utility and grading plan sheets and call it out with a detail. [8/14/07] Comcast comments that the plat map needs to show a 6' utility easement so Comcast can place their facilities in that easement to feed this project.
