Number: 3 Created: 12/8/2008 [ 12/8/08] The original dwelling unit density for the NCB portion of the site approved with Hellenic Plaza was 17.14 dwelling units per acre. However, the Major Amendment is increasing the NCB density to 25.71dwelling units per acre, meaning that since it exceeds the 24 du/acre maximum for a Type 1, and combined with the fact that the commercial use is also proposed to be deleted from the NCB portion, the Major Amendment must now be processed as a Type 2 per Sections 4.9(B)(2)(a)(4) and (5), and 4.9(B)(3)(a)(2) and (3). This Major Amendment is being scheduled for the January 15, 2009 Planning & Zoning Board public hearing. The Hellenic Plaza, PDP molars must be recorded prior to January 15' for the item to remain on the agenda. In addition, the 1.5-inch seems large for the remaining amount of commercial. There may be an advantage to abandon the 1.5-inch, install a smaller commercial tap near the commercial space and use the excess credit toward the residential tap. It appears that all of the utility connections are consistent with the approved plan and I'll assume the only changes are those regarding the building, parking and pedestrian access points. The approved mylars show a hardboard siding and the new plan with the Major amendment (sheet Al/2) shows a stucco material. The hardboard siding is a more attractive material and should be retained. The proposed Allowable Land Uses as indicated on the Site Plan, Sheet L01/2 are Mixed - Use Building with Multi -Family, Medical and dental clinics,.professional offices and personal business and service shops.
