Topic: Plat Number: 22 Created: 12/24/2007 [12/24/07] The blanket access, drainage and utility easements don't quite work because it puts your buildings smack dab in them. Need to plat around them... Plat has been updated per comments. Number: 23 Created: 12/24/2007 [12/24/07] Not sure what the additional 1' UE is for along Centre Avenue... wouldn't this be included in the larger overall UE, Access and drainage easement? Also, the sidewalk is located within public row so the sidewalk easement along Worthington and Centre Avenue is not necessary. We don't have sidewalk easements - just access easements, so that would also be included in the overall access easements. As a side thought... wouldn't it be easier to call out a 15' UE on Worthington and a 9' UE on Centre rather than splitting them up? Topic: Site/Landscape Plans Number: 24 Created: 12/24/2007 [12/24/071 These were submitted as a minor amendment and all comments from this submittal (plat and utility plans) need to be coordinated so that all plan sets match. Site and Landscape plans must be phased as well. Please time the Minor Amendment submittal with this one so that they both come in at the same time. That way we can review all plan sets as a whole and avoid a mix up at mylars - much appreciated! The phasing plan as submitted is not adequate. To be addressed during final. Planning/Steve Olt (221-6341) a. With the exception of Utility Easements around the perimeter of the site, plus a 10' wide Utility Easement and a 25' wide Emergency Access Easement within the site, the entire property is a blanket Access, Drainage and Utility Easement. This cannot be permitted because it puts the existing building and proposed building expansions (plus potential future buildings) in the Access, Drainage and Utility Easement. Plat has been updated and addresses these comments Number: 33 Created: 12 / 28/ 2007 [12/28/07] The subdivision plat (plus utility plans) may be scheduled for an administrative public hearing as soon as the comments and concerns expressed in this letter are satisfactorily addressed. Another round of "formal" development review is not necessary prior to the public hearing. Please work directly with the various City departments by making the necessary revisions to the subdivision plat and utility plans and submitting copies to Engineering, Water & Wastewater, Stormwater, and Planning. The sooner these revisions are submitted and reviewed by City staff the sooner the public hearing can be scheduled. As shown on the Utility Plans that are part of the Tolmar Subdivision process and on the Site Plan that is part of the Minor Amendment process, there is a required 50' parking setback from Centre Avenue. There appears to be one or more spaces that do not satisfy this requirement. One Space was removed to meet the 50' requirement. Water & Wastewater/Roger Buffington (221-6854) a. Water & Wastewater has some concerns with the Utility Plans. Roger would like to meet with JR Engineering as soon as possible. Met with Roger and will meet his requirements at final. Page 1
