Bike racks have been updated and included with our submittal. Department: Stormwater-Water-Wastewater Issue Contact: Wes Lamarque Topic: Floodplain Comments Number: 88 Created: 1 /2/2008 [1/2/08] 1. Site Plan — The floodplain and floodway lines are not in the correct location. Please review and revise. — REPEAT This has been corrected on our submittal. 2. The previous plans showed a dividing line between units A/B and the lobby. This was to show that these are distinct buildings that are not connected on the lower floor. It is important to have this distinction so that the requirement to elevate the floor level for floodplain purposes only applies to Unit A/B. Please re -add these lines and make notes about this issue on the plans. This has been re -added to the plans. 3. Please describe in drainage report how the no -rise issue is being addressed in the floodway. — REPEAT This information has been added to Appendix A. 4. Drainage Report — Appendix A — The no -rise floodplain information needs to be updated with the cross -sections and calculations that were provided to us via e-mail in October. This information has been added to Appendix A. Topic: Stormwater Number: 94 Created: 1/4/2008 [1/4/08] A pervious pavement needs to be selected and a detail submitted for review and approval. These pervious pavement systems also need underdrains for these soil conditions, which can drain into the proposed storm sewer. Please call me at 416-2418 if you want more information. The porous pavement section has not been fully designed by the Geotechnical Engineer. The design will be finalized after the geotechnical engineer can test the percolation of the soils in the immediate area of the building. These percolation tests will not be possible until construction is under way due to the location of the existing buildings. A report will be provided to the city at the time of construction that shows the details for the porous pavement system. I spoke with Mike Herzig at the city and they do not need to approve the pavement type used on private property. Page 4 canopies. There will likely be a conflict with the balcony overhang on the south side of the courtyard. You may need to locate that tree further to the north for it to fit. The single step will create a tripping hazard at this location. Please clearly show this on the utility and grading plan sheets and call it out with a detail. Please use a heavier line to indicate any steps or walls along the streetscape vs. just pavement scoring. This has been updated and included with our submittal. Bike racks Vmust be mounted securely on a paved surface and there must be sufficient paving around the rack for bike access. This has been updated and included with our submittal. [8/14/07] Comcast comments that the plat map needs to show a 6' utility easement so Comcast can place their facilities in that easement to feed this project. As per an email and telephone conversations with Don Kapperman at Comcast Cable, they are o.k. not being in an easement as long as they can go joint trench with power and telephone. The joint trench for all of these facilities will be within the alley way. The cable service for this site will be at the northeast corner of this site along with the power and telephone.
