HomeMy WebLinkAboutSOLAR VILLAGE MAPLE PDP TYPE 1 - 23-07 - SUBMITTAL DOCUMENTS - ROUND 1 - CORRESPONDENCE (8)We have added this note to the plans. We will plan on a mylar revision to address the pervious pavement section detail. Number: 115 Created: 2/7/2008 [2/7/08] Pease label all concrete storm sewers as Class 3. We have added this label to the plans. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: WaterMastewater Number: 39 Created: 8/16/2007 [2/5/08] [1/2/08] Documents should also address situation with the water and sewer services. [9/18/07] [8/16/07] Provide copy of the management organization's governing documents that outline maintenance responsibility for the common fire line. Number: 111 Created: 2/5/2008 [2/5/08] See Sheet UT01 for clarification on increasing size of water services. We have revised the note on sheet UT01 as indicated Department: Zoning Issue Contact: Peter Barnes Topic: Zoning Number: 80 Created: 12/12/2007 [2/4/08] You need to indicate on the plan that the approved commercial uses are only those that are allowed as a Type 1. The second General Site Note on sheet FP-002 can be modified to state this. [12/12/07] A condition should be placed on the final plan approval that the development is approved only for Type 1 uses. Type 2 uses will require a new development plan. We have noted the uses on the plans. Thank you; Justin Larson Page 3 [1/9/08] The software that you use is really challenging for us to decipher since it is model - based. Please use a heavier line to indicate any steps or walls along the streetscape vs. just pavement scoring. We have updates/ our line weights on the plans. Number: 102 Created: 1 /9/2008 [2/5/08] Redimensioning the drive aisle to include sidewalks is not an adequate solution to the drive aisle width issue. It would not be appropriate to have cars driving over the sidewalk (and pedestrians....) [1/9/08] The driveway from the alley does not meet minimum width requirements. Do you need the sidewalk on the south side of the drive aisle? Perhaps it can be eliminated? We have deleted concrete apron for south garage on the plans. Number: 103 Created: 1 /9/2008 [2/5/08] There are very few spaces allowed for residents. While there will be low turnover, this space will be used regularly. Your alternate plan to shift the ADA space here is unacceptable since the space will be so hard to negotiate and is further away from the walkway with no direct connection. Please consider at least removing some of the landscaping in the path of a car backing out of this space. [1/9/08] 1 still have concerns about the westernmost parking space. If the lot is full, how will that car back and turn to get out? Will it have to back all the way out? We have updated the spacing on the plans. Department: Engineering Issue Contact: Randy Maizland Topic: Engineering Number: 113 Created: 2/6/2008 [2/6/08] Just need to widen the sidewalk to 8 feet wide where it is adjacent to the railing on the west end of Maple (currently shown at 7 feet). You may make this correction and submit mylars for signatures. Please verify that changes are consistent on the Utility, Site & Landscape Plans. We have updated the plans to reflect an 8' wide sidewalk, Department: Stormwater-Water-Wastewater Issue Contact: Wes Lamarque Topic: Floodplain Number: 114 Created: 2/7/2008 [2/7/08] 1. Site Plan — The floodway lines are not labeled. Please label the City 100-year floodway line on the plan. - REPEAT Topic: Stormwater Number: 94 Created: 1 /4/2008 [2/7/08] Please add a note on the utility and grading sheets stating before construction of the pervious parking lot a design will need to be submitted to the City for review and approval. At this time, a mylar revision can be submitted for the addition of the pavement section detail and other pervious pavement design information onto the utility plans. [1/4/08] A pervious pavement needs to be selected and a detail submitted for review and approval. These pervious pavement systems also need underdrains for these soil conditions, which can drain into the proposed storm sewer. Please call me at 416-2418 if you want more information. Page 2 RESPONSE TO: STAFF PROJECT REVIEW Ann Aspen City Planner Current Planning Department FORT COLLINS, CO 80524 Date: 4/02/2008 Please find in bold our response to the Staff comments dated 02/12/08 for Solar Village Maple Final Design Review, and we offer the following comments: Topic: General Number: 110 Created: 1/9/2008 [2/5/08] Most of the other departments have indicated that they are ready to proceed to mylars. You must address this issue and show that you satisfy the condition of your approval PRIOR to submitting mylars to us. [1/9/08] Please refer to the decision from your administrative hearing, especially the condition of approval. We will need more information about building materials, colors and design before we will sign off on your mylars. We can provide material samples anytime. Number: 112 Created: 2/5/2008 [2/5/08] Don Kapperman from Comcast comments that he has no further concerns with this project. He notes that existing easements need to stay in place in the alley. Number: 116 Created: 2/5/2008 [2/5/08] Other minor redlines on plans. Please return redlines when submitting revision to Anne prior to going to mylars. Topic: Landscape plan Number: 106 Created: 1/9/2008 [2/5/08] Mostly you have addressed this comment except for the westernmost tree in the courtyard which is shown as smaller than the other honeylocusts. Consider using a smaller species here or eliminate it and reconfigure the spacing to allow more room for the other honeylocusts. We have updates/ the spacing on the plans. [1/9/08] All of the trees to be planted are shown having a circumference of 4-10 feet. This is unrealistic. Especially in the courtyard, please show them with reasonably -sized canopies. There will likely be a conflict with the balcony overhang on the south side of the courtyard. You may need to locate that tree further to the north for it to fit. We have updated the circumference on the plans. Topic: Overall Site Plan Number: 100 Created: 1/9/2008 [2/5/08] The east corner is clear now but the west corner is still confusing. Page 1
