A tract of land located in the Southwest Quarter of Section 12, Township 7 North, Range 69
West of the 6th Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado,
being more particularly described as follows:
Considering the West line of Lots 23, 24, 25, 26, 27, 28, 29, and 30, Block 121, Town of Fort
Collins, as bearing North 00º19'03" East, an assumed bearing, and with all bearings contained
herein relative thereto:
BEGINNING at the Southwest corner of Lot 23, Block 121, Town of Fort Collins; thence along
said West line of Block 121, North 00°19’03” East, 149.68 feet to point A; thence continuing
along said line North 00°19’03” East, 9.76 feet; thence departing said West line, North
90°00’00” East, 2.50 feet; thence North 00°18’39” East, 5.22 feet; thence, South 89°41’21” East,
20.08 feet; thence, South 00°18’39” West, 3.42 feet; thence, North 78°02’47” East, 27.41 feet;
thence, South 89°42’21” East, 5.00 feet; thence, South 02°04’10” West, 12.03 feet; thence,
South 78°02’47” West, 32.40 feet; thence, South 00°18’39” West, 6.46 feet; thence, North
89°41’24” West, 17.58 feet to point B, thence along a line 5.00 feet East of and parallel to said
West line, South 00°19’03” West, 149.68 feet to a point on the South line of said Lot 23; thence
along said line, North 89°40’57” West, 5.00 feet to the Point of Beginning.
Also:
That portion of the above-described tract of land lying below a horizontal plane having a design
elevation of 4994.00 (Upper Vertical Limit) and lying above a horizontal plane (Lower Vertical
Limit) as described below:
Beginning at aforementioned Point A having a design elevation of 4982.55, thence South
89°41’36” East, 5.00 feet to the aforementioned point B, having a design elevation of 4982.64;
thence along a line 5.00 feet East of and parallel to said West line of Block 121, South 00°19’03”
West, 149.68 feet to a point on the South line of said Lot 23, having a design elevation of
4983.81; thence along said line, North 89°40’57” West, 5.00 to the Southwest corner of lot 23,
having a design elevation of 4983.63; thence along said West line of Block 121, North
00°19’03” East, 149.68 feet to the aforementioned point A, said point being the Point of
Beginning.
The above mentioned upper vertical limit is based on a proposed building and its bottom of soffit
design elevation. The above mentioned upper vertical limiting plane is subject to variations in
the building as constructed, by reason of construction variations, settling or other improvements.

The above mentioned lower vertical limit is based on a proposed sidewalk and its top of sidewalk
design elevations. The above mentioned lower vertical limiting plane is subject to variations in
the sidewalk as constructed, by reason of construction variations, settling or other improvements.
All the above-mentioned vertical planes and or design elevations are based on the City of Fort
Collins Benchmark 5-00, elevation 4978.05 (NAVD 88 Datum).
The North line of the above-described tract is intended to be coincidental with the proposed
North edge of Building Soffit.
The East line of the above-described tract is intended to be coincidental with the proposed West
building face underneath the Building Soffit.
The South line of the above-described tract is intended to be coincidental with the proposed
South edge of Building Soffit.
The West line of the above-described tract is intended to be coincidental with West line of said
block 121 and the proposed West edge of Building Soffit.
The above-described parcel contains 1,274 square feet (as horizontally measured), more or less
and may be subject to easements and rights-of-way now on record or existing.
