RESOLUTION 80-115
OF THE COUNCIL OF THE CITY OF FORT COLLINS
CHANGING THE LAND USE POLICIES PLAN DEFINITIONS
OF "NEIGHBORHOOD SHOPPING CENTER" AND
"REGIONAL COMMUNITY SHOPPING CENTER"
WHEREAS, the City of Fort Collins has adopted a Land Use Policies Plan
which plan contains definitions of "neighborhood sopping centers an
"regional community shopping centers", and
WHEREAS, the term "neighborhood shopping center" should be changed to
"neighborhood service center" to make the definition consistent with the
names used in Polices 62 through 67 of said plan, and
WHEREAS, certain other definitional changes pertaining to the size of
such centers and uses allowed in such centers have been deemed by the City
Council to be appropriate
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF FORT
COLLINS that the definition of "neighborhood shopping center" and "regional
community shopping center" be amended as follows
"Neighborhood Service Center
A shopping and service center, approximately 15 acres in _
size, designed to meet consumer demands from an -adjacent -- - - -}
neighborhood The primary functional offering is usually a
supermarket grocery store with an approximately equivalent
amount of associated mixed retail and service-oriented
gross square footage Other functional offerings may
include employment uses, such as offices, and/or commercial
development presently located along major arterial streets,
if such uses are appropriate to the function of a neighbor-
hood service center, are consistent with the remainder of
the Land Use Policies Plan, do not have a reasonable
alternate location in the immediate area, and are in scale
with the neighborhood
Regional/Community Shopping Center
A cluster of retail and service establishments designed
to serve consumer demands from the community as a whole
or a larger area The primary functional offering is at
least one full-line department store The center also
includes associated support shops which provide a variety
of shopping goods including general merchandise, apparel ,
home furnishings, as well as a variety of services and
perhaps entertainment and recreational facilities "
Passed and adopted at a regular meeting of the Council of the City of
Fort Collins held this 16th day of September, 1980
