OF THE COUNCIL OF THE CITY OF FORT COLLINS
APPROVING A PRELIMINARY AND FINAL PUD AND
SUBDIVISION PLAT FOR ONE HUNDRED AND
TWENTY-ONE ACRES FOR A BREWERY AS
REQUESTED BY ANHEUSER-BUSCH, INC.
WHEREAS, Anheuser-Busch, Inc. has requested approval of a preliminary
and final Planned Unit Development (PUD) and subdivision plat for a one
hundred and twenty-one (121) acre brewery facility; and
WHEREAS, such a request has been reviewed by the Planning and Zoning
Board of the City of Fort Collins; and
WHEREAS, on January 24, 1984, the Planning and Zoning Board of the
City of Fort Collins, after review of the preliminary and final PUD and
subdivision plat submitted by Anheuser-Busch, Inc. for a brewery facility
approved such preliminary and final PUD and subdivision plat; and
WHEREAS, the City Council , pursuant to Section 2-13 of the Code of the
City of Fort Collins, has reviewed the decision of the Planning and Zoning
Board.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
1. The preliminary and final PUD and subdivision plat submitted by
Anheuser-Busch, Inc. on one hundred and twenty-one (121 ) acres of a por-
tion of the property known as the Allen-Lind-Moore Annexation is hereby
approved. Approval of the preliminary and final PUD is conditioned upon
the following conditions:
a. Emissions of S02 ( sulfur dioxide) from the boilers
will be limited to 970 tons per year.
b. If Anheuser-Busch uses oil for more than fifteen
( 15) days during the months of October-March,
Anheuser-Busch agrees to monitor ambient air levels
Of S02.
c. Anheuser-Busch agrees to carry out continuous ground
level ambient air monitoring of oxides of nitrogen
(NOx) , and total suspended particulates (TSP) year
round. Reports to the City will include three (3)
hour and twenty-four (24) hour concentrations. Such
monitoring may be discontinued upon the determina-
tion of EQUATAC and Council that a reasonable sample
has been obtained and future monitoring is unneces-
sary.
d. For any expansion of the brewery resulting in S02
emissions greater than 970 tons per year, Anheuser-
Busch will conduct a local air quality analysis.
e. Steam generated by the Anheuser-Busch boilers will
be used only for the brewery unless prior City
approval is obtained.
2. The approval of the Anheuser-Busch preliminary and final PUD and
subdivision plat is conditioned upon the completed annexation and zoning of
the property known as the Allen-Lind-Moore Annexation, the zoning desig-
nated I-P, Industrial Park District, as a Planned Unit Development.
Passed and adopted at a regular meeting of the Council of the City
of Fort Collins this 7th of February, 1984.
