OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING THE MASTER STREET PLAN AS RELATED TO THE
"CROWNE ON TIMBERLINE" PROJECT
WHEREAS,Crowne Partners(the"Developer")is the developer ofa project called"Crown
on Timberline" which is in the vicinity of Timberline Road and Zephyr Road; and
WHEREAS,the Developer has requested that the City add Zephyr Road as a collector street
on the Master Street Plan; and
WHEREAS, once the area is developed, traffic volumes will meet the threshold for Zephyr
Road to be a collector street; and
WHEREAS,Zephyr Road will connect to Timberline Road at a future signalized intersection
which will funnel traffic traveling north(making a left turn)from the proposed development as well
as from the existing Linden Park neighborhood; and
WHEREAS, the proposed roadway connects to an existing collector street and to a planned
connection at the Linden Park neighborhood; and
WHEREAS,the proposed roadway will serve one existing residential area(Linden Park)and
four other properties, three of which are being developed with a mixture of residential and
commercial uses; and
WHEREAS,the Transportation Board supports the proposed amendment to the Master Street
Plan, and the Planning and Zoning Board approved the "Crowne on Timberline" development in
anticipation of the amendment to the Master Street Plan; and
WHEREAS, the City Council has determined that it is in the best interests of the City that
the Master Street Plan be amended to identify Zephyr Road as a collector street.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF FORT
COLLINS that the Master Street Plan is hereby amended to identify Zephyr Road as a collector street
on the Master Street in the vicinity of Timberline Road and Zephyr Road as more particularly
identified on Exhibit "A" attached hereto and incorporated herein by this reference.
Passed and adopted at a regular meeting of the Council of the City of Fort Collins this 3rd
day of September, A.D. 2013.
