HomeMy WebLinkAbout1970-022-02/12/1970-GIVING NOTICE CONCERNING A PROPOSED ORDINANCE AMENDING SECTION 19-44 OF THE CITY CODE RELATING TO SP RESOLUTION OF THE COUNCIL OF THE CITY OF FORT COLLINS GIVING NOTICE CONCERNING A PROPOSED ORDINANCE AMENDING SECTION 19-44 OF THE CODE OF ORDINANCES OF THE CITY OF FORT COLLINS, COLORADO, 1958, AS AMENDED, AND RELATING TO SPECIAL REQUIREMENTS FOR UNIT DEVELOPMENTS WHEREAS, the Planning and Zoning Board has made a study and has recommended that the Zoning Ordinance be amended, changing the requirements for residential unit developments; and WHEREAS, said proposed amendment is more specifically set forth in the Notice of Public Hearing attached hereto; and WHEREAS, the City Council desires to hold a public hearing upon an ordinance accomplishing such amendment. NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF FORT COLLINS that March b , 1970, at 1:30 P. M., or as soon thereafter as the matter may come on for hearing, in the Council Chambers in the City Hall of the City of Fort Collins; is hereby set as the time and place for a public hearing on said proposed ordinance; and BE IT FURTHER RESOLVED that the City Clerk is hereby instructed to publish a notice of said hearing as provided in Section 19=46 of the Code of Ordinances of the City of Fort Collins, Colorado, 1958, as amended, in the form attached hereto. D. 1970. yor ATTEST: City C1 e k NOTICE OF PUBLIC HEARING TO WHOM IT MAY CONCERN: A public hearing will be held on March S 1970, at 1:30 P. M. , in the Council Chambers, City Hall, Fort Collins, Colorado, on a proposed ordinance amending the Zoning Ordinance of the City of Fort Collins, Colorado. Said proposed amendment amends Section 19-44 .2 (3) to read as follows: 11(3) Residential unit developments in R-P, Planned Residential District, zones may have a maximum density of 12 units per acre provided that the ratio of floor area to lot area required in the R-L, Low Density Residential District, zone is not exceeded and provided, further, that if the development has at least fifty per cent (500) of its boundary adjacent to an R-H, High Density Residential District, or to a non-residential City zoning district, the maximum density may be increased to 20 units per acre; and in such case, the ratio of floor area to lot area set forth in the R-M, Medium Density Residential District, shall not be exceeded. The maximum over-all density of residential unit developments in all other residential zones shall be based upon the mimimum area of lot requirements set forth for the applicable zoning district. The Planning and Zoning Board and the City Council shall have the right to establish general design standards which shall apply to any unit development plan based upon such factors as the proposed housing type, unique features of the site, and the surrounding neighborhood."
