OF THE COUNCIL OF THE CITY OF FORT COLLINS
MAKING FINDINGS RELATING TO THE APPEAL OF THE
ARBOR COMMERCIAL PLAZA PUD PRELIMINARY APPROVAL
WHEREAS, on the 31st day of January, 1985, the Pl nning and Zoning
Board of the City of Fort Collins approved the Preliminary Plan for the
Arbor Commercial Plaza PUD; and
WHEREAS, that decision of the Planning and Zon ng Board was appealed
to the City Council by City staff; and
WHEREAS, the City Council met on the 21s day of March, 1985, and
considered the appeal of the Arbor Commercial laza PUD Preliminary Plan;
and
WHEREAS, the City Council , after rev ewing the evidence presented,
including the evidence on record, and the omments and presentation by the
developer, staff, and interested citiz s, concluded that it was appro-
priate to approve the Preliminary Plan th certain conditions.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
1 . The project site has significant vegetation and serves as an
important wildlife habitat; an therefore, according to Criteria 13 and 14
of the Land Development Gui nce System, the project should incorporate
such natural areas into any evelopment of the site.
2. Mail Creek, whi traverses the Arbor Commercial Plaza site, must
remain open as part of a final PUD.
3. The existi g trees on the site must be preserved to the maximum
extent possible.
Passed and adopted at a regular meeting of the Council of the City of
Fort Collins ld this 2nd day of April , A. D. 1985.
