ORDINANCE NO 52, 1967.
BEING AN ORDINANCE AMENDING CHAPTER 19 OF THE CODE OF
ORDINANCES OF THE CITY OF FORT COLLINS, COLORADO, 1958,
AS AMENDED, COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED
IN THE BURCH FOURTH ANNEXATION TO THE CITY OF FORT
COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Map adopted by Chapter 19 of the
Code of Ordinances of the City of Fort Collins, Colorado, 19581, as amended, be and
the same hereby is changed and amended by including the property Imown as the Burch
Fourth Annexation to the City of Fort Collins, Colorado, in Zoning Districts as
follows
That portion of said Annexation described as follows
A tract of land situate in the SFr,'- of Section 189 Township
7 North, Range 68 West of the 6th P M , County of Larimer,
State of Colorado, which considering the South line of said
SE4 as bearing N 88 59'40" E and with all bearings contained
herein relative thereto is contained within the boundary lines
which begin at a point which bears N 00°03'50" W 1202 47 feet,
and again East 579 27 feet from the South 1/4 corner of said
Section 18, and run thence North 25 20 feet, thence along the
arc of a 367 14 foot radius curve to the left a distance of
150 16 feet, the long chord of which curve bears N 11 43' W
149 11 feet, thence N 23 26' W 95 83 feet, thence along the
arc of a 25 foot radius curve to the right a distance of
35 04 feet, the long chord of which curve bears N 16 43'30"
E 32 25 feet, thence along the arc of a 302 02 foot radius
curve to the left a distance of 62 11 feet, the long chord of
which curve bears N 50 59'30" E 62 00 feet thence N 44 54'
W 60 00 feet, thence N 45 06' E 302 22 feet to a point on the
Northeasterly right of way line of Riverside Avenue, thence along
said Northeasterly right of way line on the are of a 995 00 foot
radius curve to the right a distance of 743 94 feet, the long
chord of which curve bears S 25 09110" E 726 73 feet thence
S 89*56140" W 469 76 feet along the Northerly line of the
Burd�Third Annexation to the City of Fort Collins thence North
73 59 feet to the point of beginning containing 5 5116 acres more
or less
in the R-H, High Density Residential District
That portion of said Annexation described as follows
A tract of land situate in the SFr of Section 18, Township
7 North, Range 68 West of the 6th P M , County of Larimer,
State of Colorado, which considering the South line of said
Southeast 1/4 as bearing N 88 59'40" E and with all bearings
contained herein relative thereto is contained within the
boundary lines which begin at a point which bears N 00*03150" W
1202 47 feet from the South 1/4 corner of said Section 189 and
run thence N 00°03'50" W 300 77 feet, thence East 355 49 feet,
thence along the arc of a 242 02 foot radius curve to the left
a distance of 189 66 feet, the long chord of which curve bears

N 67 33' E 184 84 feet, thence S 44 54' E 60 00 feet, thence
along the are of a 302 02 foot radius curve to the right a distance
of 62 11 feet, the long chord of which curve bears S 50 59'30" W
62 00 feet, thence along the are of a 25 foot radius curve to the
left a distance of 35 04 feet, the long chord of which curve bears
S 16 43130't W 32 25 feet, thence S 23026t E 95 83 feet, thence
along the are of a 367 14 feet radius curve to the right a distance
of 150 16 feet, the long chord of which curve bears S 11 43' E
149 11 feet, thence South 25 20 feet to a point on the North line
of the Burch Third Annexation to the City of Fort Collins, thence
West 579 27 feet along said North line to the point of beginning
containing 3 9315 acres more or less
in the R-L, Low Density Residential District
That portion of said Annexation described as follows
A tract of land situate in the SE4 of Section 18, Township 7
North, Range 68 West of the 6th P M , County of Larimer,
State of Colorado, which considering the South line of said
Southeast 1/4 as bearing N 88 59'40" E and with all bearings
contained herein relative thereto is contained within the
boundary lines which begin at a point which bears N 00 03150"
W 1503 24 feet from the South 1/4 corner of said Section 18,
and run thence N 00 03'50" W 701 38 feet to a point on the
Northeasterly right of way line of Riverside Avenue, thence
S 63 31120' E 559 49 feet along said Northeasterly right of
way line, thence along said Northeasterly right of way line
on the are of a 995 00 foot radius curve to the right a distance
of 294 35 feet, the long chord of which curve bears S 55 02'50"
E 293 29 feet, thence S 45 06'W 302 22 feet, thence along the
arc of a 242 02 foot radius curve to the right a distance of 189 66
feet, the long chord of which curve bears S 67 33' W 184 84 feet,
thence West 355 49 feet to the point of beginning containing 7 7454
acres more or less
in the R-P, Planned Residential District
Section 2 The City Engineer is hereby authorized and directed to
amend said Zoning District Map in accordance with this ordinance
Introduced, considered favorably on first reading and ordered published
