BEING AN ORDINANCE AMENDING CHAPTER 19 OF THE CODE OF ORDINANCES OF T11E CITY OF FORT
COLLINS , COLORADO, 1958, AS AMENDED, COMMONLY KNOWN AS THE ZONING ORDINANCE AND
CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED IN THE GUARD FIRST
ANNEXATION TO THE CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS:
Section 1. That the Zoning District Map adopted by Chapter 19 of the Code of.
Ordinances of the City of Fort Collins, Colorado, 1958, as amended be and the same hereby
is changed and amended by including the property known as' the Guar First
Annexation to the City of Fort Collins, Colorado, in the R-L and R-P Districts .
The property comprising said annexation is more particularly described as follows :
A portion of the East 1/2 of Section 24, Toam ship 7 North, Range 69.1lest of the .
Sixth P. M. , and considering the West line of the Southeast 1/4 of said Section
24 as bearing N. 00°03'30" E. and with all bearings contained herein relative
thereto is contained withi.n .the boundary lines which begin at the center 1/4
corner of said Section 24, and run thence N. 00°03'30" 'E. 88.00 feet; thence
S. 72002' E. 226.50 feet; thence S. 88°47' E. 265.20 feet; thence S. 45*15' E.
16.00 feet; thence S. 35*32 ' E. 135.00 feet; thence S. 54000' E. 113.00 feet;

05' E. 170.50 feet to a point on the North line of the Southeast 1/4 of said

the point of beginning, containing 58.6367 acres, more or less;

All of said property is hereby included in the R-L Low Density Residential District, except
the following portion thereof which is included in the R-P Planned Residential District, to-Writ:
A tract of land 4situate in the SO4- of Section 24, To,mship 7 North,
Range 69 West of the Sixth P. M., County of Larimer, State of
Colorado, which considering the East line of said SE14 as bearing
S 00* 07' E and with all bearings contained herein relative thereto
is contained within the boundary lines which begin at a point which
bears S 00° 07' E 700.00 feet from the Northeast corner of said SE4
and run thence S 000 07' E 545.00 feet; thence S 89° 53' W 65.00
feet; thence along the arc of a 617.'78 -foot radius curve to the

Section 2, The City Engineer is hereby authorized and directed to amend said Zoning
District Map in accordance with this ordinance.
