ACCEPTING AND APPROVING THE PLAT OF WHAT IS KNOWN AS
THE THUNDERBIRD ESTATES EIGHTH ANNEXATION TO THE CITY
OF FORT COLLINS AND TO BE INCLUDED WITHIN THE LIMITS
AND JURISDICTION THEREOF, PURSUANT TO THE AUTHORITY
CONTAINED IN ARTICLE 11, CHAPTER 139, COLORADO REVISED
STATUTES 1953
WHEREAS, heretofore a written petition was presented to the Council
of the City of Fort Collins in substantial compliance with the provisions of
Article 11, Chapter 139, Colorado Revised Statutes, by the owners of more
than fifty per cent (50/) of the area and who comprise the majority of land-
owners residing in the area of land embraced in what is known as the Thunderbird
Estates Eighth Annexation to the City of Fort Collins, wherein and whereby
said petitioners petitioned the City of Fort Collins for annexation of all the
territory embraced in what is known as the Thunderbird Estates Eighth Annexation
to the City of Fort Collins, Colorado, comprising the lands shown in the plat
thereof attached to said petition and more particularly described as herein-
after set forth, and
WHEREAS, said petition was accepted by the Council of the City of
Fort Collins by resolution passed and adopted on July 16, 1964, and
WHEREAS, notice for hearing on the 27th day of August, 1964, on an
ordinance approving the annexation of said territory and including the same
within the limits and ,jurisdiction of the City of Fort Collins was duly
published as provided by law, and
WHEREAS, the Council of the City of Fort Collins has found that the
petition and the documents thereto attached meet the requirements of Article
11, Chapter 139, Colorado Revised Statutes, 1953, and
WHEREAS, no proceedings for an election to determine the question of
annexation have been initiated by written counter-petition as provided by law
and no objection to annexation having been made,
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That after due consideration of the petition for annexation,
the petition for the annexation of all the territory in what is known and
described as the Thunderbird Estates Eighth Annexation to the City of Fort
Collins, Colorado, as shown by the)plat thereof annexed to said petition and
which is more particularly described as follows, to-wit
A part of the Northwest quarter (NW34) of Section 25, Township
7 North, Range 69 West of the 6th Principal Meridian in the
County of Larimer, State of Colorado, contained within the
boundary lines as shown, and considering the North line of
said Northwest Quarter (NW'� to bear North 89°45'00" East and
with all bearings contained herein relative thereto Commencing
at the northwest corner of said Section 25, thence North 89045'00"
East 1,320 10 feet to the northeast corner of the Northwest
quarter of the Northwest quarter of said Section 25, thence
South 00008125" East 1,318 39 feet to the southeast corner of
Thunderbird Estates Third Annexation, which point is also the
southeast corner of Thunderbird Estates Third Subdivision and
the True Point of Beginning, thence South 00000'00" West 260 00
feet, thence South 13°55'50" East 126 98 feet, thence South
24°47'10" East 131 50 feet, thence South 58052'00" West 188 13
feet, thence along the arc of a curve to the left whose radius
is 15 00 feet and whose chord bears North 76008100" West 21 21
feet, thence South 58°52'00" West 369 75 feet, thence along
the arc of a curve to the right whose radius is 997 77 feet and
whose chord bears South 62*07'00" West 113 10 feet, thence South
66048'06" West 50 00 feet, thence North 23011'54" West 279 05
feet, thence along the arc of a curve to the left whose radius
is 14 77 feet and whose chord bears North 68°11'54" West 20 30
feet, thence along the arc of a curve to the right whose radius
is 705 14 feet and whose chord bears South 80°00'00" West 244 89
feet, thence North 90°00'00" West 80 00 feet, thence North
00°00'00" East 630 14 feet, thence North 90°00'00" East 80 00
feet, thence along the arc of a curve to the left whose radius
is 75 00 feet and whose chord bears North 45°00'00" East 106 07
feet, thence South 00°00'00" West 71 53 feet to the southwest
corner of the Thunderbird Estates Third Annexation, thence
easterly along the southerly boundary of said Thunderbird Estates
Third Annexation by the following courses South 89046104"
East 114 15 feet, thence South 70°21'40" East 162 95 feet, thence
North 74°57'00" East 75 45 feet, thence South 79°00'00" East
12 97 feet, thence along the are of a curve to the left whose
radius is 211 00 feet and whose chord bears North 84°30'00"
East 119 86 feet, thence North 68°00'00" East 74 44 feet, thence
North 89°46'04" East 311 74 feet to the True Point of Beginning,
be accepted and approved and that said territory be annexed and made a part of
the City of Fort Collins and be included within the limits and jurisdiction of
the City of Fort Collins as an "A" Residential District, and that the City
Clerk be and he is hereby authorized and directed to prepare certified copies
of this ordinance, to each of which shall be attached a plat of said Thunderbird
Estates Eighth Annexation to the City of Fort Collins, Colorado, and shall file
a copy thereof in the office of the Clerk and Recorder of the County of Larimer,

and another copy thereof in the office of the Clerk of the City of Fort Collins,
together with a certified copy of said petition, and another copy of said
petition and approving ordinance with the Secretary of State of the State of
Colorado
Section 2 That in accepting and approving the plat of the Thunderbird
Estates Eighth Annexation to the City of Fort Collins, the City of Fort Collins
does not assume obligations respecting the construction of water mains, sewer
lines, gas mains, electric light lines or other services or utilities with
respect to service of said addition, except as may be required and provided by
the owners of the property within the limits of said addition in compliance
with the terms and provisions of Chapter 15, Code of Ordinances of the City of
Fort Collins, Colorado, 1958, as amended, relating to local and public
improvements
Introduced, considered favorably on first reading and ordered
published this 27th day of August, A D 1964, and to be presented for final
passage on the 17th day of September, A D 1964

A tract of land situate in the NWk of Section 25, Township 7
North, Range 69 West of the 6th P M , which considering the
West line of said NWk as bearing S 00°00'45" E and with
all bearings contained herein relative thereto is contained
within the boundary lines which begin at a point which bears
S 00000'45" W 340 00 feet from the Northwest corner of
said Section 25, and run thence N 89*45' E 329 93 feet,
thence South 460 00 feet, thence West 329 83 feet, thence
N 00000'45" W 458 56 feet, to the point of beginning,
containing 3 4776 acres, more or less,
be accepted and approved and that said territory be annexed and made a part
of the City of Fort Collins and be included within the limits and jurisdiction
of the City of Fort Collins as a "D" Commercial District, and that the City
Clerk be and he is hereby authorized and directed to prepare certified copies
of this ordinance, to each of which shall be attached a plat of said Thunderbird
Estates Seventh Annexation to the City of Fort Collins, Colorado, and shall file
a copy thereof in the office of the Clerk and Recorder of the County of Larimer,
and another copy thereof in the office of the Clerk of the City of Fort Collins,
together with a certified copy of said petition, and another copy of said
petition and approving ordinance with the Secretary of State of the State of
