HomeMy WebLinkAbout045 - 10/24/1968 - AMENDING CHAPTER 19 OF THE CITY CODE RELATING TO UNIT DEVELOPMENTS 1 ORDINANCE NO 45 , 1968, BEING AN ORDINANCE AMENDING CHAPTER 19 OF THE CODE OF ORDINANCES OF THE CITY OF FORT COLLINS, COLORADO, 1958, BEING THE ZONING ORDINANCE AND RELATING TO 'UNIT DEVELOPMENTS BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS Section 1 That Section 19-29 of the Code of Ordinances of the City of Fort Collins, Colorado, 1958, be and the same hereby is amended by adding to said section a subdivision eight as follows 118 Unit Developments Areas planned as a unit to provide variation in building placement which are located on a unit development plan as defined, processed and approved according to section 19-44 of the Code of Ordinances of the City of Fort Collins, Colorado, 19589 as amended, may vary requirements for minimum area of individual lots, width of lot, front yard, rear yard and side yard as required above " Section 2 That Section 19-30 of the Code of Ordinances of the City of Fort Collins, Colorado, 1958, as amended, be and the same hereby is amended by adding to said section a subsection eight as follows 008 Unit Developments Areas planned as a unit to provide variation in building placement which are located on a unit development plan as defined, processed and approved according to section 19-,44. of the Code of Ordinances of the City of Fort Collins, Colorado, 19589 as amended, may vary requirements for min„m,m area of individual lots, width of lot, front yard, rear yard and side yard as required above " Section 3 That Section 19-31 of the Code of Ordinances of the City of Fort Collins, Colorado, 19589 as amended, be and the same hereby is amended by adding to said section a subsection eight as follows "8 Unit Developments Areas planned as a unit to provide variation in building placement which are located an a unit development plan as defined, processed and approved according to section 19-+44 of the Code of Ordinances of the City of Fort Collins, Colorado, 1958, as amended, may vary requirements for minimum area of individual lots, width of lot, front yard, rear yard and side yard as required above " Section 4 That Section 19-32 of the Code or Ordinances of the City of Fort Collins, Colorado, 19581, as amended, be and the same hereby is amended by adding to said section a subsection eft as follows 118 Unit Developments Areas planned as a unit to provide variation in building placement which are located on a unit development plan as defined, processed and approved according to section 19-44 of the Code of Ordinances of the City of Fort Collins, Colorado, 1958, as amended, may vary requirements for minimum area of individual lots, width of lot, front yard, rear yard and side yard as required above " Section 5 That Section 19-44 of the Code of Ordinances of the City of Fort Collins, Colorado, 1958, as amended, be and the same hereby is amended by deleting therefrom subsection 2 (3) thereof and by sustituting therefor the following subsection "(3) Residential unit developments in areas with R P zoning shall have a minimum density of 12 units per acre except in such cases where the development has at least 50% of its boundary adjacent to an R H district or to a non-residential city awning district in which case the maximum density shall be 20 units per acre The maximum overall density of the residential unit developments in all other residential zones shall be based upon the minimum area of lot provisions specified in the applicable zoning district regulations " Section 6 That Section 19-44 of the Code of Ordinances of the City of Fort Collins, Colorado, 1958, as amended, be and the same hereby is amended by deleting therefrom the first sentence of subsection three thereof and by substituting therefor the following "3 Procedure A unit development proposal shall be processed in the following manner (which may or may not run concurrently with a rezoning request) " Introduced, considered favorably on first reading and ordered published this 3rd day of October, A D , 1968, and to be presented for final passage on the 24th day of October, A D , 1968 Z May ATTEST City Cle Passed and adopted on final reading this 24th day of October, A D , 1968 Mayo ATTEST City Clerk -2-
