BEING AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF FORT COLLINS BY CHANGING
THE ZONING CLASSIFICATION FOR CERTAIN PROPERTY
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
THAT the Zoning District Map of the City of Fort Collins, Colorado, adopted by the
Zoning Ordinance of the City of Fort Collins, is hereby amended by changing the zoning
classification from R-L, Low Density Residential District, to R-H, High Density.
Residential District, for the following described property in the City, to-wit
A tract of land situate in the Southeast 1/4 of
Section 13, Township 7 North, Range 69 West of the 6th P M , City of
Fort Collins, County of Larimer, State of Colorado, -Ahich considering the
East line of said Southeast 1/4 as bearing S 00° 18' 30" W and with all
bearings contained herein relative thereto is contained within the boundary
lines which begin at a point which bears N 890 38' W 320 00 feet, and
again S 00° 18' 30" W 300 00 feet, and again N 890 38' W 409 86 feet,
and again S 00° 22' W 166 73 feet from the Northeast corner of said
Southeast 1/4, and run thence N 69° 57' 30" W 116 96 feet to a point
on the Easterly right-of-way line of Morgan Street thence along said
Easterly right-of-way line on an arc of a 494 24 foot radius curve to the
right a distance of 99 37 feet, the long chord of which curve bears S 07*
24' W 99 20 feet thence along the arc of a 15-foot radius curve to the
left a distance of 21 77 feet, the long chord of which curve bears S 280 23,
57" E 19 91 feet to a point on the Northerly right-of-way line of Garfield
Street, thence S 690 57' 30" E 331 95 feet along said Northerly right-of-way
line, thence continuing on said right-of-way line along the arc of a 860 00
foot radius curve to the left a distance of 12 50 feet the long Chord of which
curve bears S 700 22' 30" E 12 50 feet thence leaving said right-of-way
line run N 190 12' 30" E 110 00 feet thence N 70° 22' 30" W 10 89 feet,
' thence N 690 57' 30" W 251 61 feet to the point of beginning,

day of April A D 1972, and to be presented for final passage on the 27th day of
April A D 1972
