BEING AN ORDINANCE AMENDING SECTIONS 118-41F,
118-42F, 118-43F and 118-44F OF THE CODE OF THE
CITY OF FORT COLLINS RELATING TO MINIMUM SIDE
YARD REQUIREMENTS IN THE R-L, R-L-M, R-M AND
R-H ZONING DISTRICTS UNDER THE ZONING ORDINANCE
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS:
Section 1. That Section 118-41F of the Code of the
City of Fort Collins be, and the same hereby is, amended to
read as follows.
"F. Minimum side yard For residential uses the
minimum side yard width shall be fifteen (15) feet on
the street side of any corner lot and five (5) feet for
all interior side yards. For all other uses the minimum
side yard width shall be the equivalent of one (1) foot
for each three (3) feet or fraction thereof of building
height, provided that for school or church uses no side
yard shall be less than twenty-five (25) feet wide."
Section 2. That Section 118-42F of the Code of the
City of Fort Collins be, and the same hereby is, amended to
read as follows:
"F. Minimum side yard. For single family residen-
tial dwellings the minimum side yard width shall be
fifteen (15) feet on the street side of any corner lot
and five (5) feet on all interior side yards. For all
other uses the minimum side yard width shall be the
equivalent of one (1) foot for each three (3) feet or
fraction thereof of building height, provided that all
residential uses (except single family residences)
shall require a side yard on the street side of any
corner lot of not less than fifteen (15) feet and on
all interior sides of not less than five (5) feet, and
for school or church uses, no side yard shall be less
than twenty-five (25) feet wide. "
Section 3. That Section 118-43F of the Code of the
City of Fort Collins be, and the same hereby is, amended to
read as follows-
"F. Minimum side yard. For single family residen-
tial dwellings the minimum side yard width shall be
fifteen (15) feet on the street side of any corner lot
and five (5) feet on all interior side yards. For all
other uses the minimum side yard width shall be the
equivalent of one (1) foot for each three (3) feet or
fraction thereof of building height, provided that all
residential uses (except single family residences)
shall require a side yard on the street side of any
corner lot of not less than fiftden (15) feet and on
all interior sides of not less than five (5) feet, and
for school or church uses, no side yard shall be less
than twenty-five (25) feet wide. "
Section 4. That Section 118-44F of the Code of the
City of Fort Collins be, and the same hereby is, amended to
read as follows:
"F. Minimum side yard. Minimum side yard width
shall be the equivalent of one (1) foot for each three
(3) feet or fraction thereof of building height, except
that no side yard shall be less than five (5) feet in
width and further except that single family residential
uses shall require no more than five (5) feet of side
yard."
Introduced, considered favorably on first reading, and
ordered published this 7th day of February, A.D. 1978, and
to be presented for final passage on the 21st day of February,
A.D. 1978.
