BEING AN ORDINANCE AMENDING THE ZONING
ORDINANCE OF THE CITY OF FOPT COLLINS
BY CHANGING THE ZONING CLASSIFICATION FOR
CERTAIN PROPERTY KNOWN AS THE LANDINGS-
HORSETOOTH ROAD REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS that the
Zoning District Map of the City of Fort Collins, Colorado, adopted by the
zoning Ordinance of the City of Fort Collins, is hereby amended by changing
the zoning classification from "R-P," Planned Residential Zoning District
to "B-P," Planned Business Zoning District for the following described
property in the City known as the Land ings-Horsetooth Road Rezoning
'eA tract of land situated in the northwest quarter of Section
36, Township 7 North, Range 69 West of the Sixth Principal
Meridian, Fort Collins, Colorado, which considering the
North line of said northwest quarter as bearing South
89°56'00" West and with all bearings contained herein
relative thereto, Beginning at the North quarter corner of
said Section 36, thence along the north line of said North-
west quarter South 89056'00" West 902 29 feet, thence South
x 00*18100" East 50 00 feet to the northerly line of The
Wharf-Phase I , thence along said northerly line South
89056'00" West 50 69 feet to the true point of beginning,
thence along the northwesterly lines of said Wharf-Phase I
the two (2) following courses and distances South 42616'
00" West 405 73 feet, South 89*42100" West 104 92 feet to
the westerly line of the Warren Shores Third Annexation to
the City of Fort Collins, Colorado, thence along the wes-
terly line of said third annexation North 00 18'00" West
300 36 feet, thence North 89056'00" East 379 38 feet to the
True Point of Beginning containing 1 67 acres more or
less '
EXCEPT the parcel of land described as follows

the 6th P M , Fort Collins, Colorado, which considering the
North line of the said northwest 1/4 as bearing N 89*56' E
and with all bearings contained herein relative thereto is
contained within the boundary lines which begin at a point
which bears N 89056' E 950 00 feet and again S 00t53'50" W
726 00 feet and again N 89t42' E 227 93 feet and again S
00*18' E 80 00 feet and again N 79'38'05" E 75 70 feet from

feet, thence S 00°41 '30" E 31 13 feet, thence S 30'08'30" E
271 96 feet to a point on the east line of the northwest 1/4
of the said northwest 1/4, thence N 00018' W 824 34 feet,
thence S 42°161W 14 84 feet, thence along the arc of a
216 56 foot radius curve to the right a distance of 103 20
feet, the long chord of which bears S 55°55'05" W 103 22
feet to the point of beginning containing 2 0594 acres more
