HomeMy WebLinkAbout056 - 05/20/1980 - REZONING THE PROPERY KNOWN AS THE SCENIC VIEWS REZONING C � / I t ` ORDINANCE NO 56, 1980 BEING AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF FORT COLLINS BY CHANGING THE ZONING CLASSIFICATION FOR CERTAIN PROPERTY KNOWN AS THE SCENIC VIEWS REZONING BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS Section 1 That the Zoning District Map adopted by Chapter 118 of the Code of the City of Fort Collins be, and the same hereby is amended by changing the zoning classification from "R-L", Low Density Residential Zoning District, to "R-P", Planned Residential Zoning District, for the following described property in the City known as the Scenic Views Rezon- ing A tract of land situate in the Southwest 1/4 of the Northwest 1/4 of Section 16, Township 7 North, Range 69 West of the Sixth P M , Fort Collins, Colorado, which considering the West line of the said Northwest 1/4 as bearing N 00*42 ' W and with all bearings contained herein relative thereto is contained within the boun- dary lines which begin at a point on the said West line which bears N 00*42' W 158 90 feet from the West 1/4 corner of said Section 16 and run thence East 220 00 feet, thence S 00*42' E 158 90 feet, thence East 767 80 feet, thence N 00*52' W 252 00 feet, thence N 19*53' W 83 69 feet to a point on the centerline of the Pleasant Valley and Lake Canal, thence along said centerline N 29*32' W 321 27 feet and again N 27036' W 57 01 feet, thence N 00'53 '20" W 659 23 feet to a point on the North line of the Southwest 1/4 of the said Northwest 1/4, thence West 336 87 feet along said North line, thence S 00*42' E 100 00 feet, thence West 440 00 feet to a point on the West line of the said Northwest 1/4, thence along said West line S 00*42 ' E 703 10 feet, thence N 89018' E 261 61 feet, thence S 28*12' E 120 00 feet, thence along the arc of a 15 00 foot radius curve to the right a distance of 23 56 feet, the long chord of which bears S 16*48' W 21 21 feet, thence S 61*48' W 90 00 feet, thence along the arc of a 175 00 foot radius curve to the right a distance of 83 99 feet, the long chord of which bears S 75*33' W 83 19 feet, thence S 89018' W 150 00 feet, thence S 00°42' E 170 00 feet to the point of beginning, containing 22 8054 acres, more or less Section 2 The City Engineer is hereby authorized and directed to amend said Zoning District Map in accordance with this ordinance F Section 3 That the zoning granted herein is expressly conditioned upon and subject to the following conditions (1) That the property be developed to no greater density than 8 5 dwelling units per acre as the term "dwelling unit" is defined in the Zoning Ordinance of the City of Fort Collins, (2) That the property be developed as a Planned Unit Development as the term "P U D " is defined in the Zoning Ordinance of the City of Fort Collins, and (3) That the 40 square foot per dwelling unit commercial allot- ment permitted in Planned Unit Developments not be utilized Introduced, considered favorably on first reading, and ordered pub- lished this 29th day of April, A D 1980, and to be presented for final passage on the 20th day of May, A D 1980 ayor ATTEST ZClerk Passed and adopted on final reading this 20th day of May, A D 1980 - \ P yo ATTEST Q. ity Clerk -2-
