OF THE COUNCIL OF THE CITY OF FORT COLLINS
BEING AN ORDINANCE AMENDING CHAPTER 118 OF FHE CODE
OF THE CITY OF FORT COLLINS, COifMONLY KNOWN AS THE
ZONING ORDINANCE AND CLASSIFYING FOR ZONING PURPOSES
THE PROPERTY INCLUDED IP' THL HARBOR WALK ANNEXATION
TO THE CITY OF FORT COLLINS, COLORADO
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS
Section 1 That the Zoning District Map adopted by Chapter 118 of
the Code of the City of Fort Collins be, and the same herebj is, changed
and amended by including the property known as the Harbor Walk Annexation
to the City of Fort Collins, Colorado, in the Medium Density Planned
Residential District
That portion of the southeast one-quarter of Section
36, Township 7 North, Range 69 4iest of the bth Princi-
pal Meridian and that portion of the west half of
Section 31, Township 7 North, Range 68 West of the 6th
Principal Meridian, both being in Larimer County,
Colorado, and being more particularly described as
fol lot s Considering the west line of the southwest
one-quarter of said Section 31 as bearing North 00003'
00" east and with all bearings contained herein rela-
tive thereto Beginning at the southwest corner of
said Section 31, thence along the west line of said
southwest one-quarter North 00`03'00" East 1805 27 feet
to the southeast corner of that certain parcel of land
described in deed, recorded in Book 2049 Page 821
records of said county and the TRUE P01NT OF BEGINNING
Thence continuing along the west line of said southwest
one-quarter North 00 03'00" East 243 8b feet, thence
East 30 00 feet, thence North 58'40' 15" East 511 15
feet, thence North 45°31' 17" East 275 10 feet, thence
North 35034117" East 168 57 feet to the south line of
that certain parcel of land described in deed, recorded
in Book 1314 Page 524 records of said county, thence
along the south and westerly lines of said parcel the
four (4) following courses and distances North

one-quarter and the northeast corner of that certain
parcel of land described in deed recorded in Book 2049

Section 2 That the zoning granted herein is cxpressl} conditioned
upon the entire above described property being developed as a planned unit
development in accordance with the Ordinances of the City of Fort Collins
Section 3 That the City Engineer is hereby authorized and directed
to amend said Zoning District trap in accordance with this Ordinance
