HomeMy WebLinkAbout216 - 01/15/2002 - AMENDING THE ZONING MAP OF THE CITY OF FORT COLLINS AND CLASSIFYING FOR ZONING PURPOSES THE PROPERTY ORDINANCE NO. 216, 2001 OF THE COUNCIL OF THE CITY OF FORT COLLINS AMENDING THE ZONING MAP OF THE CITY OF FORT COLLINS AND CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED IN THE PARADIGM PROPERTIES ANNEXATION TO THE CITY OF FORT COLLINS, COLORADO WHEREAS, Division 1.3 of the Land Use Code of the City of Fort Collins establishes the Zoning Map and Zone Districts of the City; and WHEREAS, Division 2.8 of the Land Use Code of the City of Fort Collins establishes procedures and criteria for reviewing the zoning of land; and WHEREAS,in accordance with the foregoing,the Council has considered the zoning of the property which is the subject of this ordinance, and has determined that the said property should be zoned as hereafter provided. NOW THEREFORE BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS as follows: Section 1. That the Zoning Map of the City of Fort Collins adopted pursuant to Section 1.3.2 of the Land Use Code of the City of Fort Collins be, and the same hereby is, changed and amended by including the property known as the Paradigm Properties Annexation to the City of Fort Collins, Colorado, in the "C" (Commercial) Zone District, which property is more particularly described as situate in the County of Larimer, State of Colorado, to wit: A TRACT OF LAND SITUATED IN THE NORTHWEST 1/4 OF SECTION 22, TOWNSHIP 7 NORTH, RANGE 68 WEST OF THE SIXTH P.M., LARIMER COUNTY, COLORADO, WHICH CONSIDERING THE NORTH LINE OF THE SAID NORTHWEST 1/4 AS BEARING S 89°59'00"E AND WITH ALL BEARINGS CONTAINED HEREIN RELATIVE THERETO IS CONTAINED WITHIN THE BOUNDARY LINES WHICH BEGIN AT A POINT ON THE NORTH LINE OF THE SAID NORTHWEST 1/4 WHICH BEARS S 89°59'00"E 1199.65 FEET FROM THE NORTHWEST CORNER OF SAID SECTION 22 AND RUN THENCE S 89°59'00"E 118.59 FEET ALONG THE SAID NORTH LINE; THENCE S 00"00'00"W 77.95 FEET; THENCE S 89°59'00"E 27.06 FEET TO A POINT ON THE CENTERLINE OF THE SAND DIKE DITCH;THENCE ALONG THE APPROXIMATE CENT) RLINE OF SAND DIKE DITCH, S 15°16'00"W 1035.05 FEET; THENCE N 90°00'00"W 191.11 FEET TO A POINT ON THE SOUTHERLY LINE OF THE COLORADO DEPARTMENT OF TRANSPORTATION FRONTAGE ROAD; THENCE ALONG SAID SOUTHERLY LINE ALONG THE ARC OF A 449.26 FOOT RADIUS CUR VE TO THE RIGHT A DISTANCE OF 103.06 FEET, THE LONG CHORD WHICH BEARS S 72`55'41"W 102.83 FEET AND AGAIN S 86°25'13"W 157.09 FEET, AND AGAIN S 89°5947"W 120.81 FEET, AND AGAIN S 86°37'39" W 142.26 FEET,AND AGAIN ALONG THE ARC OF A 369.26 FOOT RADIUS CUR VE TO THE LEFT A DISTANCE OF 84.71 FEET; THE LONG CHORD OF WHICH BEARS S 72°52'28"W 84.52 FEET; THENCE N 23°39'44"W 80.00 FEET; THENCE N 90°00'00" W 149.66 FEET TO A POINT ON THE EASTERLY RIGHT-OF-WAY LINE OF INTERSTATE HIGHWAY NUMBER 25; THENCE ALONG SAID EASTERLY LINE N 06°13'00"E 221.40 FEET, AND AGAIN N 18°21'30"E 458.46 FEET; THENCE S 89°59'00"E 810.90 FEET; THENCE N 15°36'00"E 447.99 FEET TO THE POINT OF BEGINNING,CONTAINING 16.848 ACRES MORE, OR LESS. Section 2. That the Sign District Map adopted pursuant to Section 3.8.7(E)of the Land Use Code of the City of Fort Collins be, and the same hereby is,changed and amended by showing that the above-described property is not included in the Residential Neighborhood Sign District. Section3. That the City Engineer is hereby authorized and directed to amend said Zoning Map in accordance with this Ordinance. Introduced, considered favorably on first reading, and ordered published this 18th day of December,A.D. 2001, and to be presented for final passage on the 15th day of January,A.D. 2002.
