ORDINANCE NO. 124, 1986
OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING CHAPTER 118
OF THE CODE OF THE CITY OF FORT COLLINS, MAKING
AMENDMENTS TO THE PRESENT R-E ESTATE RESIDENTIAL,
ZONING DISTRICT, INCREASING THE MINIMUM LOT SIZE FROM
9000 SQUARE FEET TO 100,000 SQUARE FEET, INCREASING THE MINIMUM
LOT WIDTH FROM 75 FEET TO 200 FEET, INCREASING THE MINIMUM
FRONT YARD FROM 30 TO 60 FEET, INCREASING THE MINIMUM REAR
YARD FROM 15 TO 50 FEET, INCREASING THE MINIMUM SIDE
YARD FROM 10 FEET TO 50 FEET, AND ELIMINATING THE
PLANNED UNIT DEVELOPMENT OPTION WITHIN THE ZONE
WHEREAS, the Council of the City of Fort Collins has determined that
the Estate Residential Zoning District of the City of Fort Collins ought to
be amended in order to better preserve the "rural " lifestyle intended to be
protected pursuant to said zone; and
WHEREAS, the Council of the City of Fort Collins has accordingly
determined that it is in the best interest of the citizens of the City that
the Estate Residential Zone of the City be amended as hereinafter provided.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS that Section 118-40(G) of the Code of the City be deleted and the
balance of the Section re-lettered accordingly; and that Section 118-40(B) ,
(C), (D) , (E)- and (F) be amended to provide as follows:
(B) Minimum area of lot. Minimum lot area shall be the
equivalent of four (4) times the total floor area of the building but
not less than one hundred thousand (100,000) square feet.
(C) Minimum width of lot. Minimum lot width shall be two
hundred (200) feet.
(D) Minimum front yard. Minimum depth of the front yard shall
be sixty (60) feet.
(E) Minimum rear yard. Minimum depth of the rear yard shall be
fifty (50) feet.
(F) Minimum side yard. Minimum side yard width shall be the
equivalent of one (1) foot for each two (2) feet or fraction thereof
of building height, except that no side yard shall be less than fifty
(50) feet wide.
Introduced, considered favorably on first reading, and ordered
published this 7th day of October, A.D. 1986, and to be presented for final
passage on the 21st day of October, A.D. 1986.
