OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING THE ZONING MAP OF THE CITY OF FORT COLLINS
BY CHANGING THE ZONING CLASSIFICATION FOR THAT CERTAIN PROPERTY
KNOWN AS THE TIMBERLINE LAKES REZONING
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS as follows:
Section 1. That the Zoning Map of the City of Fort Collins adopted pursuant to Section
1.3.2 of the Land Use Code of the City be, and the same hereby is, amended by changing the zoning
classification from the RC, River Conservation, District to the "B" Employment District and "T"
Transition District for the following described property in the City known as the Timberline Lakes
Rezoning:
(A) THE FOLLOWING DESCRIBED PROPERTY SHALL BE REZONED TO THE"E",EMPLOYMENT DISTRICT:
Tract 1, Cache La Poudre Industrial Park,P.U.D.,City of Fort Collins, Larimer County, Colorado,
according to the plat recorded on November 11, 1985 at Reception Number 85057278 in the records
of the Larimer County Clerk and Recorder (hereafter"Cache La Poudre Industrial Park P.U.D.),
situate in the West half of Section 17 and the East Half of Section 18,T7N,R68W of the 6th P.M.
EXCEPTING THEREFROM:
A portion of Tract I of said Cache La Poudre Industrial Park P.U.D., being more particularly
described as follows:
Considering the East line of the Southeast Quarter of said Section 18 as bearing N 00°09'21"E as
determined by Monuments found at the Southeast Corner of Section 18 and the East Quarter corner
of said Section 18,and with all bearings contained herein relative thereto.
Commencing at the Southeast Corner of said Tract 1;thence along the south line of said Tract l S
89012'10"W 23.27 feet to the TRUE POINT OF BEGINNING;thence continuing along said line S
89013'10" W 105.67 feet;thence S 89°17'27" W 455.27 feet;thence along the westerly line of said
Tract 1 N 18°05'15" W 420.88 feet; thence departing from said line N 72°48'31" feet; thence S
82032'19"E 363.15 feet to a point 23.27 feet West of the east line of said Tract 1,said point also being
23.27 feet west of the west right-of-way line of Timberline Road;thence along a line 23.27 feet West

BEGINNING. Containing 6.76 acres+.

as bearing 00°09'21"E as determined by Monuments found at the southwest comer of Section 17 and
the West quarter corner of said Section 17,and with all bearings contained herein relative thereto.
BEGINNING at the southwest corner of said Tract 3,thence along the West line of said Tract 3 N
00009'21"E 1650.59 feet; thence departing from said line S 89°50'39" E 557.61 feet; thence S
00009'21"E W 305.44 feet; thence S 88°57'32" E 441.61 feet; thence S 23'18'20" W 508.74 feet;
thence S 62°51'14"E 133.73 feet;thence S 05°58'36" W 774.27 feet;thence N 89°20'09" W 271.88

bearing N 00109'21"E as determined by Monuments found at the Southeast Corner of Section 18 and
the East Quarter corner of said Section 18,and with all bearings contained herein relative thereto.
Commencing at the Southeast Corner of said Tract 1;thence along the south line of said Tract 1 S
89012'10"W 23.27 feet to the TRUE POINT OF BEGINNING;thence continuing along said line S
89013'10" W 105.67 feet;thence S 89'17'27" W 455.27 feet;thence along the westerly line of said

Section 2. That the Sign District Map adopted pursuant to Section 3.8.7(E) of the Land
Use Code of the City of Fort Collins be,and the same hereby is, changed and amended by showing
that the above-described property is not included in the Residential Neighborhood Sign District.
Section 3. That the Director of Engineering is hereby authorized and directed to amend
said Zoning Map in accordance with this Ordinance.
