HomeMy WebLinkAbout178 - 01/03/1989 - ZONING WEST FOSSIL CREEK TRACT B REZONING ORDINANCE NO.17a 1988 OF THE COUNCIL OF THE CITY OF FORT COLLINS BEING AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF FORT COLLINS, BY CHANGING THE ZONING CLASSIFICATION FOR CERTAIN PROPERTY KNOWN AS THE WEST FOSSIL CREEK TRACT B REZONING BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS: Section 1. That the Zoning District Map adopted by Chapter 29 of the Code of the City of Fort Collins be, and the same hereby is, amended by changing the zoning classification from T Transition District to B-P Planned Business District, for the following described property in the City known as the West Fossil Creek Tract B Rezoning: A tract of land situate in the Southeast 1/4 of Section 2, Township 6 North, Range 69 West of the Sixth P.M. , Larimer County, Colorado, which considering the East line of the said Southeast 1/4 as bearing N 00*47' E and with all bearings contained herein relative thereto is contained within the boundary lines which begin at a point on the West right-of-way line of U.S. Highway No. 287 which bears S 88030'W 75.00 feet from the Southeast corner of said Section 2, and runs thence S 88*30' W 1169.01 feet to a point on the East right-of-way line of Burlington-Northern Railroad; thence along said East right-of-way line N 24*18' E 253.65 feet and again along the arc of a 2936. 14 foot radius curve to the left a distance of 239.15 feet, the long chord of which bears N 21*58' E 239.06 feet and again along the arc of a 1532.70 foot radius curve to the left a distance of 374.51 feet, the long chord of which bears N 12*38' E 373.58 feet and again along the arc of a 2936. 14 foot radius curve to the left a distance of 239. 15 feet, the long chord of which bears N 03018' E 239.06 feet, and again N 00058' E 1533.62 feet; thence N 69*45' E 154.88 feet; thence S 87*45' E 189.79 feet; thence S 27*25' E 154.75 feet; thence S 88'45' E 337.73 feet; thence S 00°48'20" W 119.93 feet to a point on Coronado Court right-of-way ; thence along said Coronado Court right-of-way, N 89011140" W 162.84 feet, and again along the arc of a 15.00 foot radius curve to the right a distance of 19.11 feet; the long chord of which bears N 52°41'33" W 17.85 feet, and again along the arc of a 50.00 foot radius curve to the left a distance of 182 . 02 feet , the long chord of which bears S 59031'14" W 96.91 feet; thence S 00°48'20" W 172.02 feet to a point on the Southerly right-of-way line of Cameron Drive; thence along said Southerly right-of-way line along the arc of a 145.00 foot radius curve to the right a distance of 174.21 feet, the long chord of which bears S 61°40'11" E 163.92 feet; thence S 62'45' W 216.16 feet; thence S 36*45' E 100.00 feet; thence S 46*45' E 170.00 feet; thence N 88*45' W 87.51 feet; thence S 34*30' E 251 .44 feet; thence S 69000" W 218.00 feet; thence S 23*15' E 325.00 feet; thence N 85'30' E 277.00 feet to a point on the West right-of-way line of U.S. Highway No. 287; thence along said West right-of-way line S 00°49'30" W 1201.50 feet to the point of beginning, containing 44.6180 acres more or less. Section 2. That the zoning granted herein is expressly conditioned upon the entire above-described property being developed as a planned unit development in accordance with the ordinances of the City of Fort Collins. Section 3. The City Engineer is hereby authorized and directed to amend said Zoning District Map in accordance with this Ordinance. Introduced, considered favorably on first reading, and ordered published this 20th day of December, A.D. 1988, and to be presented for final passage on the 3rd day of January, A.D. 1989.
