OF THE COUNCIL OF THE CITY OF FORT COLLINS
AMENDING THE ZONING DISTRICT MAP OF THE CITY
WHEREAS, commencing with the 1991-1993 City Council Policy Agenda, the City has
focused upon the issues,problems and opportunities involved with the development of a plan for the
North College Avenue Corridor(the "Corridor"); and
WHEREAS,the City Council has adopted the City's"Goals and Objectives,"many of which
have been designed to establish the basic City land use philosophy for the Corridor; and
WHEREAS, in 1979, the City Council adopted a Land Use Policies Plan, which plan
identified the need for more detailed planning policies for the older sections of the City; and
WHEREAS, the Council, pursuant to Resolution 95-43, adopted the North College Avenue
Corridor Plan (the "Plan") to better address the special needs of the Corridor; and
WHEREAS, the Comprehensive Plan of the City and the Corridor Plan contain
recommendations that certain new zoning districts be established in the Corridor Area; and
WHEREAS, the Corridor Plan also recommends that certain lands located in the Corridor
Area be rezoned and placed into the new zoning districts, and into the existing R-C River Corridor
Zoning District, and that the zoning map of the City be amended to implement the policy direction
contained in the Corridor Plan; and
WHEREAS,the City staff has conducted numerous informational meetings pertaining to the
Corridor Rezoning Project (the "Project"), which Project includes the establishment of two new
zoning districts to be known as the H-C and B-C Zoning Districts; and the amendment of the Zoning
District Map to include certain lands in the Corridor Area in said zoning districts and in the R-C
River Corridor Zoning District; and
WHEREAS, after due notice was given, the Planning and Zoning Board has held various
meetings regarding the Project and has made its recommendations to the City Council that the
Project be completed.
NOW,THEREFORE,BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS that:
Section 1. That the aforesaid recitals of fact are hereby incorporated into this Ordinance
as findings and determinations of the City Council.
Section 2. That Subdivision 29-72, Zoning District Map, of the Code of City the City
of Fort Collins is hereby amended to conform to the districts and boundaries for the North College
Avenue Corridor as shown on the North College Avenue Corridor Rezoning Map dated November
21, 1995, which is adopted by this Ordinance and made a part hereof by reference, and which is
available for-inspection in the City Clerk's Office,3G0 .aporteAvenue;City:Tall`.Vest,Fort Collins,
