HomeMy WebLinkAbout132 - 01/05/1993 - ZONING GREENSTONE ANNEXATION ORDINANCE NO. 132, 1992 OF THE COUNCIL OF THE CITY OF FORT COLLINS AMENDING THE ZONING DISTRICT MAP CONTAINED IN CHAPTER 29 OF THE CODE OF THE CITY OF FORT COLLINS AND CLASSIFYING FOR ZONING PURPOSES THE PROPERTY INCLUDED IN THE GREENSTONE ANNEXATION TO THE CITY OF FORT COLLINS, COLORADO BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS as follows: Section 1 . That the Zoning District Map adopted pursuant to Chapter 29 of the Code of the City of Fort Collins be, and the same hereby is, changed and amended by including the property known as the Greenstone Annexation to the City of Fort Collins, Colorado, in the R-L-P, low Density Planned Residential , Zoning District: A TRACT OF LAND SITUATE IN THE SOUTHWEST QUARTER OF SECTION 17, THE SOUTH HALF OF SECTION 18, THE NORTH HALF OF SECTION 19, AND THE NORTHWEST QUARTER OF SECTION 20, ALL OF TOWNSHIP 6 NORTH, RANGE 68 WEST OF THE 6TH P.M. , LARIMER COUNTY, COLORADO, WHICH CONSIDERING THE SOUTH LINE OF THE SOUTHWEST QUARTER OF SAID SECTION 18 AS BEARING N 88059'54" E AND WITH ALL BEARINGS CONTAINED HEREIN RELATIVE THERETO, IS CONTAINED WITHIN THE BOUNDARY LINES WHICH BEGIN AT THE SOUTHWEST CORNER OF SAID SECTION 18 AND RUN THENCE N 88°59'54" E 1620.00 FEET ALONG THE SOUTH LINE OF SECTION 16 TO THE TRUE POINT OF BEGINNING; THENCE N 00°26'59" W 325.00 FEET; THENCE S 88059'54" W 327.28 FEET; THENCE N 00°26'59" W 1017. 13 FEET; THENCE N 89018'27" E 1331.66 FEET; THENCE N 00°04'35" E 1170.82 FEET; THENCE ALONG THE ARC OF A 2392.01 FOOT RADIUS CURVE TO THE LEFT A DISTANCE OF 571 .42 FEET, THE LONG CHORD OF WHICH BEARS S 27°42'42" E 570.06 FEET; THENCE ALONG A SPIRAL OUT WITH A LENGTH OF 200.66 FEET AND A DELTA OF 2°27'00", THE LONG CHORD OF WHICH BEARS S 36005'47" E 200.65 FEET; THENCE S 37°06'58" E 2267.39 FEET TO A POINT ON THE SOUTH LINE OF SAID SECTION 18; THENCE N 88°59' 18" E 247.54 FEET; THENCE N 37°06'58" W 2413.26 FEET; THENCE ALONG A SPIRAL IN WITH A LENGTH OF 191 .72 FEET AND A DELTA OF 02027'00" , THE LONG CHORD OF WHICH BEARS N 36°06'31" W 191 .71 FEET; THENCE ALONG THE ARC OF A 2192.01 FOOT RADIUS CURVE TO THE RIGHT A DISTANCE OF 623.60 FEET, THE LONG CHORD OF WHICH BEARS N 26°24' 19" W 621 .50 FEET; THENCE N 89°36'56" E 105.36 FEET; THENCE N 89°36'56" E 2372.76 FEET TO THE EAST QUARTER CORNER OF SAID SECTION 18; THENCE N 89036'56" E 30.00 FEET; THENCE S 00`06'05" E 2670.95 FEET; THENCE S 88°59' 18" W 2669.03 FEET; THENCE S 88°59'54" W 992.86 FEET; THENCE N 00026'59" W 30.00 FEET TO THE POINT OF BEGINNING. Section 2. That the zoning granted herein is expressly conditioned upon the entire above-described property being developed as a planned unit development in accordance with the Ordinances of the City; and further upon the condition that the first phase of residential development may be at a density of less than three (3) dwelling units per acre, provided that the overall gross density of the residential portion of the Overall Development Plan be at least three (3) dwelling units per acre. Section 3. That the Director of Engineering is hereby authorized and directed to amend said Zoning District Map in accordance with this Ordinance.
