HomeMy WebLinkAbout053 - 04/04/1989 - ZONING THE INTERSTATE LANDS FIRST AND SECOND ANNEXATIONS (TRACT B) ORDINANCE NO. 53, 1989 OF THE COUNCIL OF THE CITY OF FORT COLLINS AMENDING CHAPTER 29 OF THE CODE OF THE CITY OF FORT COLLINS, COMMONLY KNOWN AS THE ZONING ORDINANCE, AND CLASSIFYING FOR ZONING PURPOSES PROPERTY INCLUDED IN THE INTERSTATE LANDS FIRST AND SECOND ANNEXATIONS TO THE CITY OF FORT COLLINS, COLORADO BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT COLLINS as follows: Section 1. That the Zoning District Map adopted by Chapter 29 of the Code of the City of Fort Collins be, and the same hereby is, changed and amended by including the property known as the Interstate Lands Tract B, being a portion of the Interstate Lands First and Second Annexations to the City of Fort Collins, Colorado, in the H-B Highway Business District: A tract of land located in Section 16 and the Northeast Quarter of Section 21, Township 7 North, Range 68 West of the 6th Principal Meridian, Larimer County, Colorado, being more particularly described as follows: Considering the West line of the East half of said Section 16 as bearing N 0°12'30" E and with all bearings contained herein relative thereto: Commencing at the South Quarter Corner of said Section 16; thence along the West line of said East half, N 0°12'30" E 360.00 feet; thence S 88°20'30" W 120.00 feet to the POINT OF BEGINNING; thence S 88°20'30" E 380.00 feet; thence N 0°12'30" E 327.26 feet; thence N 25°20'00" W 1159.31 feet to a point on the West line of the East half of said Section 16; thence along said West line N 0012'30" E 2583.79 feet to a point on the Southerly line of Crossroads East Business Center according to the Plat recorded in Larimer County records; thence along the Southerly line and East line of said Crossroads East Business Center the following 5 courses and distances: S 25°45'23" E 452.95 feet; thence S 48°54'30" E 1510.22 feet; thence S 24020'00" E 195. 19 feet; thence S 58°03'00" E 132.96 feet; thence N 0612'30" E 33.88 feet to the Southwest corner of Smithfield Subdivision according to the Plat recording in Larimer County records; thence along the Southerly line of said Smithfield Subdivision the following 4 courses and distances: S 65°30'00" E 356.60 feet; thence S 79030'00" E 300.00 feet; thence N 57000'00" E 197.00 feet; thence N 69°00'00" E 136.82 feet to the West right-of-way of the frontage road for Highway I-25; thence along said right-of-way S 0013'00" W 1885.13 feet; thence S 10042'00" W 203.40 feet; thence S 26°47'00" W 559.00 feet; thence S 58°16'00" W 105.60 feet; thence N 88°20'30" W 200. 19 feet; thence N 0913'00" E 166.35 feet to the Northeast corner of that certain tract of land described in Book 1536, Page 412 recorded in Larimer County Records; thence N 88°20'30" W 410.00 feet to the Northwest corner of that certain Tract of land described in Book 1289, Page 536 recorded in Larimer County Records; thence S 0°13'00" W 200.00 feet; thence N 88°20'30" W 494.03 feet; thence S 32017'08" E 72.33 feet; thence N 88°20'30" W 80.49 feet; thence N 01°39'30" E 330 . 00 feet ; thence N 88° 20 ' 30" W 290 . 40 feet ; thence S 01039'30" W 330.00 feet; thence N 88°20'30" W 514.24 feet; thence N 0°12'30" E 390.00 feet to the Point of Beginning. The above described tract of land contains 157.805 acres and is subject to all easements and rights-of-way now on record or existing. Section 2. That the zoning granted herein is expressly conditioned upon the entire above-described property being developed as a planned unit development in accordance with the Ordinances of the City of Fort Collins. Section 3. That the City Engineer is hereby authorized and directed to amend said Zoning District Map in accordance with this Ordinance. Introduced, considered favorably on first reading, and ordered published this 21st day of March, A.D. 1989, to be presented for final passage on the 4th day of April , A.D 89.
